Overview of August 2026 Report
In July 2026, a total of 67,203 tsubo (approximately 221,000 square meters) of office space became available for lease in the central five districts, marking a significant 57.2% increase compared to the previous month. This surge greatly outpaced the withdrawal of 32,972 tsubo, resulting in a total available area stock of 330,761 tsubo, which is an 11.5% increase from the previous month.
Analyzing the districts individually, Chiyoda saw a remarkable increase in available space, with 44,546 tsubo newly listed (an astonishing spike of 553.3% month-over-month), while the space withdrawn limited to 8,336 tsubo (a reduction of 7.5%). Consequently, the stock of available office space in Chiyoda surged by 80.4%. This dramatic rise is primarily due to the new listings from the under-construction HIBIYA CROSS PARK South Tower, which is expected to complete in March 2029, adding 40,598 tsubo of Grade A office space to the market.
In contrast, the activity in the other four districts exhibited more stable trends: Chuo recorded 88,646 tsubo (a slight decrease of 0.1%), Minato with 106,955 tsubo (down by 0.7%), Shinjuku increased slightly to 30,226 tsubo (up by 0.3%), and Shibuya noted a drop to 23,694 tsubo (down by 5.0%).

Key Submarkets under Review
The report specifically highlights the submarket of the inner-city areas of Uchisaiwaicho, Kasumigaseki, and Nagatacho, where the HIBIYA CROSS PARK South Tower contributed significantly to the projected new supply. In this area, fresh listings reached 40,839 tsubo (11.41% of the total lettable area), and the space withdrawn remained low at just 284 tsubo (0.08%). The potential vacancy rate, however, remained minimal at 0.48%, exhibiting a slight decrease of 0.01 percentage points despite the new supply, as only completed properties are included in the vacancy calculations.
The Ohsaki and Kitashinagawa area saw new listings rise to 7,616 tsubo (accounting for 2.68% of the total lettable area) due to the full occupancy of buildings in the area, with its potential vacancy rate notably escalating to 5.26%—an increase of 2.12 percentage points.
