Teikoku Real Estate Unveils AI Innovations at Rent AI Tech Day
On May 26, 2026, Teikoku Real Estate Co., Ltd., led by President Hiroki Kimoto, showcased its unique AI platform, ACAT, during the Rent AI Tech Day event aimed at the real estate industry. The event attracted around 260 participants, both in-person and online, including representatives from 11 innovative companies driving AI integration in real estate.
During the event, Yuki Tamura, head of the AIX Promotion Office, detailed how ACAT is being utilized to automate tenant screening processes and leverage internal knowledge. The objective is to free up time and resources, allowing for enhanced communication with tenants and owners as well as facilitating investment decision-making.
Background on AI in Rental Management
Rental management consists of numerous tasks such as tenant communications, owner relationships, contract management, and tenant screening. These tasks often require a mix of procedural verification and experience-based judgement, posing challenges for efficiency and quality maintenance.
Teikoku Real Estate operates comprehensively, handling everything from land procurement to design, construction, and property management. However, a significant challenge arose as information related to tenants, owners, and properties was siloed across departments, complicating data cross-utilization.
To address this situation, in 2023, Teikoku developed an in-house core system to integrate various data sources, laying the groundwork for establishing an AI-supported operations framework through the AIX Promotion Office, launched in July 2024.
Highlights from the Session
The session featured discussions moderated by Suzu Kawachi of the National Rental Housing Newspaper, showcasing Teikoku Real Estate alongside Yumi Class and Nihon Agent. Discussions revolved around innovative AI applications aimed at improving sales capabilities, enhancing young employees' proposal skills through AI role play, and the automatic generation of reports for owners.
Tamura shared insights into the functionalities of the ACAT platform, which supports various tasks such as document creation, meeting minutes drafting, and access to internal databases and manuals for operational enhancement.
One key feature demonstrated was how ACAT could streamline tenant screening processes. Tasks that previously took approximately 60 minutes per application can now be reduced to about 10 minutes, thanks to the AI's ability to verify necessary documents, cross-check conditions, and score applications systematically. The platform also enables comprehensive searches of internal manuals and previous cases, contributing to standardized response quality.
Tamura emphasized that the essence of AI strategy is not merely about reducing workforce size. Rather, it’s about optimizing current employee output and helping them refocus on essential tasks like client interactions and investment evaluations.
Fostering AI Adoption
The session also featured stimulating exchanges on how to effectively integrate AI into daily operations. Miho Kikuchi from Yumi Class articulated the importance of face-to-face interactions to gauge staff understanding, expressing that practical workshops have been key to raising overall IT literacy within teams. Conversely, Tamura noted the necessity of executive backing but stressed that top-down initiatives alone cannot ensure successful adoption. A bottom-up approach, involving detailed department engagement and tailored training materials spearheaded by local departments, is imperative.
Takayuki Higuchi of Nihon Agent recounted experiences from internal generative AI courses, realizing that staff's familiarity with IT tools varied greatly across departments, highlighting the need for tailored learning paths that accommodate different levels of expertise.
All three companies converged on the notion that AI value must be connected to the practical realities faced by employees to achieve genuine utilization in operations.

Teikoku Real Estate aims to continue leveraging AI and data to enhance productivity in rental management and improve customer service quality. The company is advancing the integration of its proprietary rental price database with AI to elevate the precision of data-driven investment decisions.
