In a strategic move, Skanska has announced the sale of its office complex, Port7, located in the vibrant Prague neighborhood of Holešovice, to AFI for approximately EUR 130 million, equivalent to SEK 1.4 billion. This significant transaction, one of the largest in the Czech Republic’s commercial real estate sector, is set to be recorded in Skanska’s financial statements in the fourth quarter of 2025. The actual transfer of the property is anticipated to take place in the first half of 2026.
Port7 is a modern office complex that includes three buildings spanning around 36,000 square meters of leasable space. The development is noteworthy for its contemporary design and sustainable construction practices. Completed in April 2023, the project represents the transformation of a former brownfield site into a desirable riverside destination that blends cutting-edge office spaces with community-oriented amenities. These include public areas, restaurants, and a fitness center, all designed to promote a balanced work-life environment.
The complex has achieved substantial environmental milestones, being certified LEED Platinum for its energy-efficient design. Moreover, two of the buildings have received wellness certifications, with the third expected to follow suit shortly. The buildings utilize innovative circular solutions by incorporating materials from a previously demolished Skanska structure, showcasing a commitment to sustainability and resource efficiency.
One of the standout features of Port7 is its impressive water-saving initiatives, boasting savings of over 40% compared to the LEED baseline. Furthermore, the complex operates on 100% renewable energy, having secured guarantees of origin for its electricity consumption, and has installed photovoltaic panels on-site to enhance its eco-friendly profile. These efforts contribute to Skanska's goal of achieving zero Scope 2 emissions for electricity during both the construction and operational phases of the complex.
The Port7 office spaces are fully leased and host diverse companies spanning various sectors, including IT, media, insurance, and engineering, indicating the building's allure as a prime business location. The presence of flexible workspaces and modern facilities caters to the evolving needs of today’s workforce, which is increasingly favored by companies seeking adaptable environments.
