In a significant milestone for senior living care, Kauhale Healthcare Management ("Kauhale") has successfully facilitated an affiliation between Otterbein SeniorLife and Vista Grande Villa ("VGV"), located in Jackson, Michigan. This partnership marks a critical step in VGV's evolution, transforming it into a wholly owned subsidiary of Otterbein SeniorLife.

The transition for Vista Grande Villa followed a thorough management overhaul initiated by Kauhale after Lapis Advisers, LP acquired and refinanced the existing bonds on March 22, 2022. Under Kauhale's stewardship, VGV, which originally opened its doors in 1972, has shifted towards a model that emphasizes a rental community with enriched accommodations, services, and programs. This strategic affiliation also provided a sustainable financial pathway as it enabled bondholders to recover their investments within four years.

At the inception of Kauhale's management, Vista Grande Villa maintained a campus occupancy rate of 71% and reported a trailing twelve-month EBITDAR (Earnings Before Interest, Taxes, Depreciation, and Amortization) of approximately -$655,000. By the time the Letter of Intent for Affiliation was executed, just under four years later, occupancy had surged to an impressive 92%, coupled with an EBITDAR of around $4,000,000.

Kauhale's approach encompassed a series of strategic enhancements designed to elevate resident care outcomes, augment services and programs, as well as foster greater engagement among residents and staff alike. Significant capital investments exceeding $5 million were pumped into the community in the initial two years, specifically aimed at repositioning the campus and upgrading facilities.
