Nexwill Partners with Shibushi City to Tackle Vacant House Issues

Addressing the Vacant House Dilemma

In a significant move towards combating the ongoing issue of vacant houses in Japan, Nexwill, a company specializing in the acquisition and resale of difficult-to-sell real estate, has announced that it will partner with Shibushi City. The agreement aims to address the challenges posed by abandoned properties and complex ownership situations in the region. Notably, Shibushi has a staggering vacant house rate of 23.3%, significantly higher than the national average of 13.6%. The partnership's objective will be to enhance the circulation of vacant houses within urban areas and devise integrated solutions to deal with various real estate challenges.

Shibushi, known for its rich agricultural and seafood production, is facing rapid population aging, with 37.6% of its residents being seniors. This demographic situation, combined with the increasing difficulties associated with complex property rights and non-reconstructible buildings, poses urgent challenges for the community. Nexwill seeks to address these issues through this collaboration, by promoting the circulation of troubled properties and encouraging population growth through relocation and settlement.

The Signing Ceremony

The official signing ceremony for this partnership is scheduled for April 10, 2026, at 1:30 PM, to be held at the Shibushi City Hall in Kagoshima Prefecture. The agreement will be signed by Mayor Haruyuki Shimodaira of Shibushi City and Tomoyuki Maruoka, CEO of Nexwill, along with the participation of other company board members. This collaboration is aimed at not only facilitating real estate transactions but also enhancing community engagement and local governance.

Nexwill’s Role in Real Estate

Nexwill focuses on the acquisition of vacant houses and properties with burdensome issues, streamlining the legal complexities associated with them. Their initiative, "Wakegai," specifically targets the challenges of selling distressed properties, which are often categorized under various conditions like shared ownership, inability to be rebuilt, or properties with unresolved inheritance issues. By addressing these legal facets, Nexwill rehabilitates these properties for resale, aiming to integrate them back into the market effectively.

The company also actively engages with local governments and sports teams to tackle the escalating issue of vacant houses. By forming partnerships with multiple municipalities, Nexwill supports local initiatives to resolve the vacant house crisis, while also leveraging collaborations with sports teams to foster regional revitalization.
