Quarterra and MacNaughton Progress on Seattle's Major 796-Unit Development

Major Urban Development in Seattle

Seattle is witnessing a substantial boost in its residential infrastructure with the recent announcement from Quarterra and MacNaughton regarding their ambitious project adjacent to the University Village lifestyle center. This pivotal development consists of 796 luxury mid-rise apartments and over 25,000 square feet dedicated to premier retail space, marking it as one of the largest housing projects in the region since 2020.

Rapid Construction Progress

After breaking ground in August 2025, construction has quickly gained momentum. The initial phase, which involved mass excavation, is complete, while the work on underground utilities is nearing its finish. Presently, concrete pouring for the foundation slab is ongoing, alongside the advancement of second-level pours that will facilitate the rise of two interconnected buildings to seven and eight stories high.

A Historic Collaboration

This project signifies the inaugural joint venture between MacNaughton, a seasoned real estate investment firm founded in Honolulu in 1975, and Quarterra. This partnership also includes collaboration with important Japanese investors: Nomura Real Estate Development Co., Ltd., Keihanshin Building Co., Ltd., and Kintetsu Real Estate Co., Ltd. Notably, this marks MacNaughton's 11th strategic investment and Quarterra's 14th substantial development in the flourishing Pacific Northwest market.

Vision for a Vibrant Community

Ian MacNaughton, CEO of MacNaughton, expressed his enthusiasm, stating, "This project reflects our search for prime locations adjacent to vibrant retail and dining scenes, offering direct access to two of the nation’s strongest job markets." With the community located conveniently near regional transit options and mere minutes from key employment hubs, the appeal for residents and investors alike is quite evident.

Brad Machat, Quarterra's Managing Director for the Pacific Northwest, echoed these sentiments, emphasizing the unique intersection of convenience and livability this development offers. “It’s immensely gratifying to witness the vertical momentum on site after years of planning and navigating a challenging market environment,” he remarked.

Ideal Location

Situated at 3020 NE 45th Street, homeowners will find themselves in close proximity to University Village, one of the region's most popular open-air shopping destinations. Accessibility is bolstered by major routes including SR 513/Montlake Boulevard, Interstate 5, and SR-520, ensuring efficient commutes to major employers such as Amazon, Google, and Boeing, along with educational institutions like the University of Washington.

Residents will also enjoy nearby outdoor attractions such as Ravenna Park and Magnuson Park, which provide ample opportunities for recreation and connection with nature—crucial components for a well-rounded urban lifestyle.

Innovative Living Spaces

The project offers a diverse range of floor plans including studios to three-bedroom units, sized from 555 to 1,114 square feet. Each home will feature cutting-edge technology, modern kitchen finishes, and expansive windows designed for optimal natural lighting. Impressively, 26% of units will be designated as rent- and income-restricted under the Mandatory Housing Affordability and Multifamily Tax Exemption programs, promoting a more inclusive living environment.

Amenities Designed for Modern Living

The development will boast an impressive 20,000-square-foot amenity space focusing on residents' wellness and community engagement. Highlights include a resort-style pool and spa on the second floor, various club rooms, a game room, and a cinema space. Additionally, a top-story lounge will provide stunning views of Lake Washington and Mt. Rainier. Combining fitness and leisure, a 24-hour state-of-the-art gym, complete with a sauna and golf simulator, caters to the lifestyle needs of future residents.

To further accommodate the community, a dedicated dog spa, 620 bike storage spaces, and additional storage facilities will also be available.

Collaboration with Leading Firms

The construction and design process involves a plethora of reputed consultants including Compass Construction (General Contractor), Encore (Architect), and others, emphasizing the commitment to quality and excellence that MacNaughton and Quarterra uphold in their projects.

In conclusion, the collaboration between Quarterra and MacNaughton signals a noteworthy evolution in Seattle’s urban landscape, with its innovative design and strategic location aimed at enhancing community living in the city. This development is not just about apartments; it’s about fostering a vibrant community well-suited for modern lifestyles.
