In a significant move for the retail real estate sector, Trademark Property Company has recently closed financing on four major development and redevelopment projects in Texas, marking a pivotal moment in their 30-year history. Over the summer, the company executed these four deals within just six weeks, signifying a robust uptick in retail investments amid a market rebound.

An Overview of the Projects


The total value of the combined projects amounts to a staggering $417 million, contributing to an impressive retail footprint of over 830,000 square feet. This surge in activity aligns with a broader positive trend in the retail real estate market. According to JLL, the national retail vacancy rate stood at 4.4% in Q2 2026, significantly beneath the historical average of 7.4%, indicating a tightening market.

  • - Anthem in Arlington: A redevelopment effort on the former Lincoln Square shopping center, this project includes a $135 million investment and will feature 404,000 square feet dedicated to retail, dining, and entertainment. Financing for this venture was secured through InterBank.
  • - Shivers Farm in Southlake: With the backing of Harrison Street Asset Management, this mixed-use community will see the construction of 111,000 square feet of retail and a 38,000-square-foot boutique office space, anchored by Whole Foods.
  • - Dunham Pointe in Cypress: Located just outside Houston, this project includes a 202,000-square-foot retail and restaurant district across 25 acres, which already boasts over 60% pre-leased space, further emphasizing its attractiveness to tenants.
  • - Oak Hill Plaza in Austin: A neighborhood shopping center acquired in partnership with Cohen Steers, it will undergo necessary renovations and leasing management by Trademark.

Market Signals and Future Outlook


Terry Montesi, the founder and CEO of Trademark, expressed optimism about the retail market, remarking, "Capital is returning, retail vacancy rates are at their tightest levels in decades, and we are observing new ground-up projects breaking ground again." This excitement is echoed by Kevin Kessinger, the company’s president and COO, who noted that quality lenders and equity partners swiftly came forward, signifying a renewed confidence in well-located retail opportunities.

In addition to the above projects, Trademark has also taken over the management of Atlantic Station in Atlanta, demonstrating their growing footprint in the mixed-use sector. This 138-acre district, which includes a substantial retail component of 585,590 square feet, further underscores the firm’s capabilities and competitive positioning in the market.
