Mori Trust Enters the Logistics Sector
Mori Trust Company, a prominent real estate developer, has announced its entry into the logistics facility sector in collaboration with Eslead Realty Co., Ltd. Together, they are launching a state-of-the-art cold storage and freezing facility known as 'Kobe Rokko MT Logi Cold,' located on Rokko Island in Kobe, Hyogo Prefecture. This venture marks a significant expansion for Mori Trust, as it represents the company's first foray into this business area. The facility is expected to be completed by January 30, 2026.
Addressing Growing Demand in Logistics
Recognizing a favorable opportunity to expand its portfolio and business boundaries, Mori Trust has decided to invest in logistics facilities. The demand for such facilities has remained robust, particularly due to the increasing growth in the food e-commerce market and rising consumer demand for frozen products. Moreover, aging infrastructure and stricter refrigerant regulations have fueled a pressing need for new and modern cold storage solutions. Traditionally, companies operated their cold storage warehouses; however, rising construction costs have prompted many to adopt a more flexible strategy, fostering an increase in demand for rental cold storage facilities.
Situated in a burgeoning logistics market, Rokko Island offers an advantageous location within the Kobe Port area. With a container terminal and excellent access to major cities in the Kansai region, the site provides significant logistical advantages. The facility is approximately 2 kilometers from the Rokko Island North interchange on the Hanshin Expressway No. 5 and is projected to benefit further from ongoing improvements in transportation infrastructure, such as the expansion of the Osaka Bay Coastal Road. Additionally, it is conveniently located just 1.5 kilometers from the Island North Entrance Station, making it accessible by train for commuting.
Facility Specifications
The cold storage facility itself spans approximately 12,900 square meters and consists of four floors. It features temperature-variable cold storage capabilities ranging from -25°C to 5°C. On the first floor, there are docking bays for up to 15 large trucks (10 tons), enabling efficient and rapid loading and unloading operations, further enhancing its role as a logistical hub. This modern design ensures high functionality and practicality for widespread distribution needs.
