New Listings Reach a 4-Month Peak while Demand Dips



The latest report from Redfin indicates that new real estate listings have increased by 0.4% from the previous week, marking the highest level since April. As of the week ending August 23, the total number of homes available for sale rose by 0.5%, also reaching its peak since May. In contrast, pending home sales saw a decrease of 1.1%, reflecting the lowest activity in the past six months. The sluggish demand is mainly due to high housing costs and economic uncertainty, compounding the challenges faced by prospective buyers.

The median home-sale price in the U.S. has risen by 1.9% year-over-year, surpassing $400,000, while mortgage rates hover around 6.65%, still relatively high despite a slight decrease from previous weeks. Buyers are becoming increasingly cautious, with many waiting for potential drops in mortgage rates in the upcoming months. This evolving landscape presents a unique opportunity for existing buyers who are still active in the market, enabling them to negotiate and potentially secure favorable pricing.

Ideal Conditions for Buyers



Given that inventory is on the rise and demand appears to be softening, those currently shopping for homes may have an advantage. Areas such as Miami, Nashville, and various parts of Texas are experiencing favorable conditions for buyers. In these markets, opportunities to negotiate prices, request concessions from sellers, or secure financial identifiers such as mortgage-rate buydowns are emerging. Redfin's analysis notes that late August and early September are especially productive times for buyers across 11 metropolitan regions, particularly in parts of California, Seattle, and even suburbs of New York City.

"Buyers have an opportunity to get a deal done before the market potentially picks back up after Labor Day," said Chen Zhao, Redfin’s head of economics research. He recommends that buyers look for homes that have been on the market for an extended period, as sellers in those situations might be more willing to accept lower offers or provide other concessions.

Sellers, on the other hand, are advised to avoid excessive pricing based solely on past sales in their neighborhood. Correctly pricing a home from the outset is vital to attracting serious buyers and preventing lengthy market exposure.
