As of August 20, 2026, Redwood Investment Management has announced the successful completion of the latest quarterly repurchase offer for its Redwood Private Real Estate Debt Fund, known as CREMX. This achievement follows the fund's three-year anniversary celebrated in June of the same year. Furthermore, the fund has also broadened its access for financial advisors through platforms like Envestnet UMA and SMArtX, reflecting its commitment to facilitating more straightforward ways for advisors to integrate private real estate debt into their clients' portfolios.

Repurchase Offer Details


The recent repurchase offer had a deadline for requests on August 12, 2026, with the fund managing to repurchase approximately 3.3% of the maximum redemption limit set at 5%. All requests submitted were honored without the need for proration, showcasing a robust demand for participants within the fund.

Since its inception, CREMX has distributed around $69.2 million in total dividends to its shareholders, illustrating the fund's ability to generate income from its investments. As of the end of July 2026, the fund reported net assets of about $468.3 million, alongside significant loan deployment and repayments amounting to $1.92 billion and $1.29 billion, respectively. The investment portfolio featured 287 loans, maintaining an average loan-to-value ratio of 57.5% and an average maturity period of 5.5 months. Notably, no principal losses have been recorded on the loans making up the portfolio since the fund's launch.

Duff emphasizes that CREMX aims to apply disciplined underwriting and short-duration lending strategies while preserving shareholder capital and delivering competitive current income.

Expanded Availability


In the second quarter of 2026, CREMX took significant steps to enhance its availability by partnering with Envestnet UMA and SMArtX. This partnership provides financial advisors with enriched opportunities to integrate private real estate debt into their client accounts. By broadening access through these platforms, Duff added, “Our goal is to deliver essential investment and operational structures for advisors to seamlessly incorporate private real estate debt alongside traditional public-market investments.” However, the availability of the fund may differ based on financial intermediary, advisory firm, custodian, programs, and account types. It is crucial to note that inclusion on these platforms does not imply endorsement by Envestnet, SMArtX, or any other provider.
