Mitsui Home Completes Innovative Wooden Apartment

Mitsui Home Co., Ltd., headquartered in Koto, Tokyo, has announced the completion of a cutting-edge, fire-resistant four-story wooden apartment building named "MOCXION Nishiarai". Collaborating with Aric Japan, the project is set to be fully operational by December 2025, situated in the Adachi ward of Tokyo.

Key Features of the Facility

This unique residential complex stands out for its entirely wooden structure while meeting rigorous fire-resistance standards. Although traditionally, apartments in urban settings are constructed using steel or reinforced concrete, the new building employs a wooden frame system that allows it to successfully qualify as a fire-resistant structure. It consists of retail spaces and offices on the first floor, with rental apartments on the upper three levels.

• - Cost-Effective Construction: Utilizing lightweight timber materials has helped to reduce ground improvement costs, making the building more economical to construct when compared to its heavier concrete counterparts.
• - Environmentally Friendly: A notable aspect of MOCXION Nishiarai is its eco-conscious design. The building will use 211 cubic meters of timber, storing 148 tons of CO₂ emissions involved in its production and equivalent to 293 50-year-old cedar trees, making it a showcase of sustainable architecture.

The facility's architectural design is both practical and innovative. With nine 1LDK (one living room, dining, and kitchen) apartments, the structure covers a total area of 333.16 square meters and a floor area of 642.15 square meters.

Given its location near a primary road in a fire zone, the property meets the stringent urban planning stipulations, proving its compatibility with the surrounding environment while still providing essential urban functionality. The building was constructed using advanced techniques that distribute load effectively across the foundation, reducing the structural stress due to the high water levels and soft ground in the area.

Mitsui Home has a proven record of over 6,000 wooden constructions, particularly in sectors like healthcare, nursing homes, and welfare facilities. The craftsmanship and technology cultivated over years within the company were instrumental in achieving a wooden fire-resistant building that stands robust against various challenges. The installation of the high-performance "Double Shield Panel" enhances the apartment's insulation and energy efficiency, ensuring compliance with the latest environmentally-friendly housing guidelines.
