Merritt Properties Launches Expansion at Imeson Landing Business Park in Jacksonville
Merritt Properties, a leading commercial real estate developer, is making strides in Jacksonville with the initiation of the third phase of its Imeson Landing Business Park. Located at Zoo Parkway and Imeson Park Boulevard in Duval County, this phase will add three new light industrial buildings, contributing a total of 126,500 square feet to the park's already impressive footprint of 392,700 square feet.
The buildings, known as Building 600, Building 700, and Building 800, will vary in size, with plans for 39,600, 42,900, and 44,000 square feet respectively. These new additions will feature impressive clear heights ranging from 16 to 18 feet and accommodate truck courts measuring between 90 to 100 feet, catering to diverse industrial needs.
In addition to these larger spaces, Merritt Properties is also introducing small-bay incubator spaces within this phase. Each unit, measuring 1,650 square feet, is designed to support smaller businesses and startups. Equipped with two offices, a bathroom, and climate-controlled warehouse areas, these facilities aim to provide operational convenience with at-grade drive-in access. Pat Franklin, a representative from Merritt Properties, expressed enthusiasm about the completion of Imeson Landing, noting that it represents a significant achievement for the company, especially as it marks their inaugural ground-up development in Jacksonville.
Since Merritt entered the Jacksonville market in 2021, the demand for such strategically located spaces has surged, reflecting the growing need for flexible industrial environments. The general contractor for this project, ARCO/Design Build, has been instrumental since the start of construction and is expected to complete this new phase around the second quarter of 2027. This involves transforming existing vacant office spaces into multi-tenant light industrial buildings. This redevelopment is informed by the positive reception of the first phase, which successfully leased three buildings, including a full-building lease to Star Catcher.
The City of Jacksonville has recently approved the rezoning of the Gate Parkway property to a Planned Unit Development, paving the way for this transformation into light industrial use. Franklin commented on the positive response from tenants in the area, indicating a flourishing confidence in their redevelopment strategy. He believes that converting these buildings will further expand their ability to accommodate light industrial users and contribute to the diversification of their offerings.
