Innovative Office Renovation in Ebisu: A Step Towards Sustainable City Development

Renovation of Alcasar Office in Ebisu

Sapporo Real Estate Development Co., based in Shibuya, Tokyo, has revamped its office space on the second floor of Alcasar in Ebisu in line with Tokyo's initiative to foster global innovation clusters. The renovation, part of the Global CityTech Bridge initiative, aims not only to enhance office functionality but also to contribute to a sustainable environment by utilizing recycled materials and eco-friendly construction techniques.

This renovation showcases a commitment to creating a collaborative space for startups. With the ultimate goal of transforming Ebisu into a vibrant hub of innovation, the project aligns with Sapporo's strategic actions outlined in their “Ebisu Urban Development Strategy,” launched in December 2025. Part of the strategy is to provide diverse office environments that cater to various stages of business growth. This integration of sustainability and community engagement underscores the company’s dedication to original value creation.

Office Setup Details

The newly designed office space is not just functional but also thoughtfully equipped to ensure ease of use for incoming tenants. Featuring everything from desks to lighting, the setup allows startups to move in and commence operations immediately. The flexible layouts accommodate a variety of working styles, enhancing productivity and comfort.

One notable feature is the use of movable trapezoidal desks, which can be reconfigured to suit different business needs. The desks incorporate harvest panels made from agricultural waste, reinforcing a circular economy perspective while maintaining aesthetic and functional qualities.

  • - Complete set of furniture including desks, chairs, storage, and lighting
  • - Newly established meeting spaces for brainstorming
  • - Separate restrooms for men and women

The design also includes collapsible tables that serve double duty for meetings and can be stored away when not in use, maximizing the utility of the available space.

Key Highlights of the Renovation

1. Supporting Startups: This project emphasizes practical support for startups through collaboration with New Norm Design Co., which specializes in sustainable materials. The partnership utilizes their platform, matinno, for eco-friendly material selection and interior design.

2. Circular Renovation Practices: In response to rising construction costs and environmental concerns, the office has implemented circular renovation practices, partnering with Semba Co., which focuses on sustainability. This entails reusing materials from the Osaka-Kansai Expo and employing eco-friendly paint made from denim waste, thus lowering environmental impact during the interior revamp.

3. Reflecting Local History and Originality: An innovative aspect of the renovation involves a collaboration with Kobayashi Fire Protection Co., founded in Ebisu in 1867, to integrate local character into the office design. The team utilized remnants from the manufacturing of fire-retardant clothing to create bespoke items reflecting the essence of Ebisu, such as handcrafted curtains and art pieces prominently displayed within the office space.

The durable fabric used in fire-retardant suits required advanced skills for assembly. The outcomes intentionally embrace the unique characteristics of the materials, transforming functional waste into artistic representations of local heritage and culture.

Future Goals

Through insights gained from this innovative renovation, Sapporo aims to further contribute to Ebisu's urban development while simultaneously fostering a community where ideas flourish. This project represents just one facet of their broader vision for a sustainable and dynamic future in the heart of Tokyo.
