Blue Owl Capital Expands into European Market



In a significant move within the real estate investment sector, Blue Owl Capital Inc. has successfully concluded the final closing of its first European net lease fund, named the Blue Owl Real Estate European Net Lease Fund. The fund has garnered total capital commitments exceeding €1.6 billion, surpassing both its original target of €1 billion and the previously set hard cap of €1.5 billion.

Blue Owl Capital, which is publicly traded under NYSE: OWL, is recognized as a prominent alternative asset manager, and this new fund will focus on acquiring single-tenant net leased real estate and infrastructure assets that are crucial for the operations of their investment-grade tenants. Marc Zahr, Co-President and Global Head of Real Assets at Blue Owl, emphasized that they foresee tremendous potential in the European market, describing it as a unique opportunity for institutional sale-leaseback transactions, much like the successful strategy they have employed in the U.S.

The European net lease market, according to Blue Owl, is currently underserved. The firm observes ample opportunities to allocate capital, especially regarding mission-critical industrial properties, data centers, and essential retail outlets. Citing an estimated opportunity size of €13.4 trillion, Zahr expressed confidence that many investment-grade corporations could benefit immensely by unlocking the value in their owned real estate. By monetizing these assets, they can reinvest the proceeds into more growth-oriented areas within their businesses.

The OREF Europe fund extends Blue Owl’s already market-leading net lease franchise into the European continent. The strategy aims to implement a consistent approach seen in their U.S. operations, ultimately delivering predictable long-term income for their investors while also improving operational efficiency for tenants. The firm has already laid out a robust pipeline of investments which spans across various geographical locations and sectors in the U.K. and continental Europe. This includes industrial and logistics assets, essential retail opportunities, healthcare initiatives, life sciences, cold storage facilities, and corporate headquarters.
