Linafu Partners with Seibu Shinkin Bank for Business Matching Agreement

Linafu Partners with Seibu Shinkin Bank

In a significant business move, Tokyo-based Linafu Co., Ltd. has announced a partnership with Seibu Shinkin Bank, headquartered in Nakano, Tokyo, signing a business matching agreement aimed at enhancing delivery efficiencies in the real estate sector. This collaboration is set to make Linafu's innovative "Smart Delivery" and the residential smart lock solution, "NinjaLockM," more accessible to real estate management companies affiliated with Seibu Shinkin Bank.

Background of the Partnership

The logistics industry faces increasing pressures, notably due to the surge in re-delivery requests, escalating delivery personnel workloads, and the associated rise in CO₂ emissions from delivery vehicles. Meanwhile, the real estate sector grapples with chronic labor shortages and heightened operational complexities, which necessitate the adoption of digital transformation (DX) strategies to streamline business operations.

To address these issues, Linafu has developed the "Smart Delivery" service. This innovative solution digitizes entrance keys, allowing for secure deliveries even in auto-lock residential buildings. By minimizing re-delivery instances and enhancing convenience for residents, this service has been successfully implemented in approximately 18,000 properties nationwide.

In addition to this, the "NinjaLockM," a smart lock designed specifically for residential use, combines security with functionality. It alleviates the burdens of managing physical keys on-site, thereby supporting operational efficiency in property management. The partnership with Seibu Shinkin Bank, which has operations anchored in Tokyo, Saitama, and Kanagawa, aims to extend these services to a broader range of businesses, tackling logistical challenges and property management issues within local communities.

Overview of the Smart Delivery Service

Utilizing the "Ninja Entrance" smart lock, the Smart Delivery service transforms the common entrance of auto-lock apartments into a digital key system. This innovation allows authorized delivery personnel to unlock the entrances, enabling them to deliver packages to pre-designated locations specified by recipients. All unlocking actions are logged, ensuring enhanced security for the service. Notably, this system can be implemented without incurring costs for property management companies, owners, or associations.

Overview of the NinjaLockM

The NinjaLockM, developed in partnership with Miwa Lock Co., a leading manufacturer of locks and keys, is a smart lock tailored for residential applications. It supports unlocking via smartphones, dedicated cards (including transportation IC cards), or passwords, allowing for keyless management whether the unit is under construction, vacant, occupied, or during move-out periods. To enhance user security, the lock is outfitted with various safety features, and it employs a unique door installation approach that prevents common issues associated with traditional smart locks, such as dropping or misalignment.
