Shallontec Develops Next-Gen Cold Storage Logistics Center in Iruma City
Shallontec Corporation, based in Chiyoda City, Tokyo, is stepping up to meet the growing demand for cold storage facilities by developing a state-of-the-art logistics center in Iruma City, Saitama. This facility, officially known as the "Shallontec Iruma Logistics Center," is set to blend cutting-edge environmental technologies with logistics digital transformation (DX). Built by Ando Corporation, the facility is anticipated to be completed by December 2027, with occupancy starting in January 2028.
Background: Addressing Cold Storage Shortages and Energy Costs
Since 2020, the demand for cold storage has surged, nearly doubling due to the expanding frozen food market and increased e-commerce utilization. This has been exacerbated by rising energy prices that are challenging logistics firms. Shallontec, leveraging its extensive experience in developing logistics facilities—over 180,000 square meters across 19 location nationwide, including 18 in the Greater Tokyo Area—is making a significant entry into cold storage logistics. Their previous consulting projects in Iwatsuki, including expertise in temperature management systems and energy efficiency for refrigerated logistics, set the foundation for this self-developed facility, marking a milestone in their expansion.
The new center aims to provide overwhelming cost competitiveness along with superior urban accessibility, positioning itself as a next-generation logistics solution.
Key Features of the Shallontec Iruma Logistics Center
1.
Double Access through Two Expressway Interchanges: Located in Nakagami, Iruma City, the new facility is only about 3.7 km (6 minutes) from the "Iruma IC" and about 7.4 km (12 minutes) from the "Oume IC" on the Ken-o Expressway. This rare positioning allows strategic use of both interchanges, simplifying connections to national routes and facilitating efficient last-mile delivery to urban areas and wide-area logistics across Eastern Japan.
2.
Environmental Performance and Cost Advantage through Solar Power: The facility will feature a large-scale 2MW solar power generation system on its roof. This system is designed to reliably supply the energy needed for its cold storage operations. By minimizing the impact of recent spikes in electricity prices, Shallontec will provide significant long-term cost benefits to its clients while actively supporting carbon neutrality initiatives through reduced environmental impact.
3.
24/7 Operation to Maximize Logistics Efficiency: With no residential areas nearby, the facility will operate 24 hours a day, 365 days a year. This allows for flexible responses to late-night deliveries and urgent shipments, thereby enhancing logistics efficiency. Equipped with modern docking shelters, high-quality temperature-controlled logistics can be maintained without interruption.
4.
Exploiting Workforce Fluidity in the Iruma-Sayama Area: With a plentiful labor population in Iruma City and nearby automotive industry reconfigurations, there has been a remarkable increase in the availability of personnel experienced in manufacturing and logistics. The facility will feature parking for 110 ordinary cars and 78 trucks, ensuring accessibility for commuters. They will also welcome foreign temporary staff and maintain a system to ensure a stable operation staff around the clock.
