Scheduled for completion in December 2025, the new soundproof rental apartment "Musition Shimokitazawa" is being developed by Liblan Inc. Based in Itabashi, Tokyo, under the leadership of President Yusuke Watanabe, this project is set to become a vital part of the vibrant Shimokitazawa area, known as a mecca for the subculture of artists and musicians alike. Architect Yuuko Nagayama, who has previously worked on projects like the Yokoi Museum in Toshima and the Japan Pavilion at Expo 2020, has tailored her design approach to align with the pedestrian-friendly charm of Shimokitazawa. She has split the building design into two vertical sections, fostering a balance between modernity and the historical ambiance of the area. The lower section features a light and airy glass structure, complemented by creatively positioned greenery and inviting commercial spaces, while the upper portion will sport vibrant colors of greenery and pink, resonating with the local culture.
"I aimed to create an architectural piece that harmonizes with Shimokitazawa’s cultural vibrance," said Nagayama. The textures and colors of the building will evolve beautifully over the years, contributing to the area's future identity.
A Growing Demand for Soundproof Living
In response to the rising interest among music enthusiasts, the rental properties offered under the "Musition" brand have demonstrated a remarkable occupancy rate of 99.3% in 2024. Prospective tenants have shown significant interest in soundproof capabilities, with nearly 10,000 individuals currently registered on the waiting list for future openings as of July 2025. Entering the market are a total of 41 buildings with 828 rental units spread throughout Tokyo, Kanagawa, Saitama, and Chiba, fulfilling the community's demands.
