Skanska Expands H2Offices in Budapest
In a bold move, Skanska has committed EUR 76 million (approximately SEK 870 million) towards the second phase of the H2Offices project, which is located in one of Budapest's most dynamic areas. This expansive office complex, designed with modern needs in mind, is situated at the heart of the bustling Váci Office Corridor, directly linked to public transport and just a mere five-minute drive from the city center.
The H2Offices project is crafted as a three-phase development, with this latest round of investment aimed at creating a sustainable and innovative workspace. Covering a sizable gross leasable area of around 22,200 square meters, this eight-story building will incorporate a blend of cutting-edge infrastructure and environmentally friendly solutions. At the core of the project lies a vision centered on harmonizing work experiences with nature, promoting both productivity and well-being for its occupants.
The second phase is pivotal in Skanska's mission to pioneer sustainable office environments. The facilities will prioritize responsible resource usage along with tenant satisfaction. Notably, the office building is poised to attain various prestigious industry certifications, including LEED Core & Shell version 4, WELL Core & Shell, Access4You, WiredScore, SmartScore, and the WELL Health-Safety Rating.
Construction of this ambitious project is set to commence in the fourth quarter of 2024, with completion projected for the first quarter of 2027. The construction will be handled by FITOUT ZRT, a reputable partner in the region noted for its professionalism and quality.
The first phase of the H2Offices complex was successfully delivered at the end of 2022 and has since been sold to the ERSTE Open-Ended Real Estate Investment Fund in 2023. This 27,000 square meter office space has already attracted a lineup of notable tenants, including financial and service industry leaders like Cofidis, Albemarle, Collonade, MBH Gondoskodás Fund, and Orbico.
With this investment, Skanska continues to reinforce its commitment to enhancing Budapest's business landscape by not only bringing modern facilities but also by striving to create environments that foster sustainable practices and healthier workplaces.
