Since the rollout of their self-developed AI for detecting deceptive listings in January 2025, LIFULL HOME'S has significantly improved the AI's detection accuracy and operational processes. As a result, the number of automatically non-posted listings due to AI detection soared to 163 times the level of the same period last year, significantly eradicating deceptive listings and enhancing the freshness of property availability.
Advanced AI Capabilities for Detection
LIFULL HOME'S self-developed AI leverages a robust database containing previously advertised property information alongside unique investigative data on listing statuses. This enables the AI to identify and automatically remove deceptive listings from the platform. By matching property information held by real estate management companies with listings available on LIFULL HOME'S, they are conducting industry-first efforts to automatically remove properties that have ended their recruitment.
The company also implements a “Maintenance Visualization Tool” that notifies real estate agents when the listing status of a property varies. This proactive measure allows them to identify properties likely to be deceptive and ensures their removal from the listings.
LIFULL’s AI detection and automated non-posting feature have proven effective not just for properties managed by partner real estate companies, but also for those solely listed by one entity.

Since launching the AI detection and automatic non-posting functionality in January 2025, LIFULL HOME'S has operated multiple AI models concurrently to improve accuracy through continuous comparison and validation. This process has involved a thorough review of historical data, enhancing logic structures to confirm the status of targeted properties, and updating data collection methods, all contributing to operational improvements.
These enhancements led to an explosive growth in the number of automatically non-posted properties detected by AI, reaching an astonishing 163 times compared to the same period last year from January to March 2026.
