Sterling Organization Acquires Pavilions Marketplace



Sterling Organization, a private equity firm headquartered in West Palm Beach, Florida, has made a significant move in the retail sector with the acquisition of a prominent shopping center: Pavilions Marketplace. This 69,622-square-foot shopping center is anchored by a Pavilions grocery store and is located in the vibrant area of West Hollywood, California. This recent acquisition is part of their continued commitment to investing in prime retail properties across the United States.

Pavilions Marketplace stands out not only due to its size but also due to its strategic location. Situated at the intersection of Santa Monica Boulevard and North Robertson Boulevard, the center benefits from being surrounded by one of the nation’s most densely populated and affluent neighborhoods. Comprising approximately 3.4 acres, the shopping center serves over 244,000 residents within a three-mile radius, with average household incomes exceeding $194,000 annually, making it a desirable spot for retail investment.

As of the acquisition date, Pavilions Marketplace is approximately 89% leased, featuring a dominant 54,087-square-foot Pavilions supermarket among its retail offerings. Other notable tenants include Chase Bank, Insomnia Cookies, and Nothing Bundt Cakes, creating a diverse mix of retail options conducive to attracting a steady flow of customers.

Bob Dake, a Principal at Sterling Organization, expressed enthusiasm about the acquisition's potential, stating, “Pavilions Marketplace embodies the type of investment we have been targeting for Sterling Value Add Partners IV. There is a clear opportunity to lease quality spaces that are currently vacant, which can elevate this property to an iconic retail destination.” He further highlighted that the property’s location represents a rare piece of real estate in a bustling urban area, and there are considerable prospects for enhancing the shopping center's appeal and increasing its occupancy rates.

In addition to fostering tenant mix improvements and optimizing the property’s physical state, Sterling Organization is also focused on uncovering less apparent income opportunities that could significantly contribute to the shopping center's overall financial performance. Dake noted that this strategy is not only aimed at bolstering the shopping center’s standing within the local community but also at generating substantial value for the firm’s investor partners.

Jordan Fried, another Principal at Sterling Organization, reinforced the company’s ongoing strategy to invest in high-quality, well-located shopping centers with strong fundamentals.
