Revolutionizing Apartment Management: Digital Signage for the Future

In an effort to address pressing issues facing the condominium management industry, Liv Building, a leading property management company based in Chiyoda, Tokyo, has partnered with Gigaprize, a renowned tech firm also based in Tokyo, to implement digital signage solutions across their managed properties. As of June 2026, this innovative technology has been deployed in 22 of the 130 buildings managed by Liv Building, marking a significant leap towards the digital transformation (DX) of managing apartment complexes.

Background of the Initiative

The condominium management sector is grappling with severe labor shortages and reliance on traditional paper-based communication methods. This situation poses a dual challenge: maintaining high management quality while efficiently operating the facilities. Currently, notice boards in shared areas predominantly utilize paper, which requires frequent updates. Each property faces updates about 20 to 30 times a year, translating into a staggering 450 to 600 updates yearly across all managed buildings. Such repetitive tasks demand considerable human resources, often leading to challenges in executing timely communications.

Challenges Faced Prior to Implementation

Previously, managing traditional bulletin boards came with several issues, such as:
  • - Degradation and staining of posted materials.
  • - The persistence of outdated notices.
  • - Information distribution that relied on postal services.
  • - Instances where property managers forget to post important updates.
  • - Delays in reflecting crucial information.

Especially during high-demand periods like New Year's holidays or equipment inspections, the necessity of mailing notices to specific properties hampered the speed of information dissemination.

Expected Benefits from Digital Signage

1. Enhanced Information Sharing with Residents: Digital displays allow property management to communicate updates, maintenance information, and various notices prominently on large screens. This improvement in visibility not only reduces the risk of overlooking important announcements but also strengthens the interaction between management and residents.

2. Advancement in Management Operations and Efficiency: By utilizing digital signage, property managers can now update notices remotely, which streamlines the previously labor-intensive updating process that occurred up to 600 times a year. This leap in efficiency is vital for the profitability of property management companies, especially given the ongoing labor shortages.

3. Improved Emergency Communication and Convenience: In the event of a disaster, such as an earthquake, the digital displays can quickly disseminate essential information regarding elevator operations and safety protocols. Additionally, by integrating advertisements, these screens can provide valuable lifestyle tips and information to residents, enhancing the utility of shared spaces.

4. Cost-Effective Implementation for Management Associations: The digital signage has been designed to integrate seamlessly with existing Internet service provider (ISP) solutions, permitting installations that do not incur additional costs for management associations or property owners.

Future Developments

Building on the success of the 22 properties currently utilizing this system, Liv Building plans to extend digital signage implementation to both new constructions and existing properties. The initiative aims to further promote digital transformation in the condominium management sector while developing services that deliver greater value to residents, including local information and practical lifestyle guidance during emergencies.
