Retalam Secures Its First Urban Revitalization Project



Retalam Inc., a company specializing in project management for urban and regional revitalization, has recently undertaken its first real estate project. The project is in collaboration with Mitsubishi HC Capital Realty, a subsidiary of Mitsubishi HC Capital, and represents a significant milestone for Retalam since its establishment.

Project Overview



The acquired property is named "Re-be (リビー) Higashi-Mikuni" and is located in the Yodogawa district of Osaka City at 5-2-25 Miyahara. This prime location is conveniently situated just a minute's walk from the Higashi-Mikuni Station on the Osaka Metro Midosuji Line. The property spans a total land area of approximately 766.85 square meters and a total floor area of around 4,813.21 square meters. It consists of a ten-story building constructed of reinforced concrete, featuring 95 residential units that were built 30 years ago in March 1996.

Project Management Scope



Retalam will be responsible for a range of project management activities that include real estate value enhancement planning, renovation design and construction, as well as support and advice related to the sale of the property. This comprehensive approach aims to ensure that the project meets current market needs while maximizing profitability through swift leasing.

Working in collaboration with Renovate Co., Ltd. and Mitsubishi HC Capital Realty, Retalam aims to create new value for communities by re-envisioning real estate. The company’s mission is to "maximize the potential of cities through real estate regeneration." Retalam seeks to construct projects that not only focus on profit but also prioritize sustainable practices, targeting a project scale of 100 billion yen cumulatively by fiscal year 2030.

The Re-be Higashi-Mikuni project will feature renovations designed to enhance the living conditions of residents, focusing on creating a lifestyle where well-being and natural health are priorities. Also a significant contributor, Mitsubishi HC Capital Realty was founded in April 2016 and specializes in equity investments for real estate projects. The company is capitalized at 500 million yen and focuses on real estate value enhancement.

About Renovate Co., Ltd.



Renovate Co., Ltd., founded in April 2010 and led by CEO Tomohiro Yamashita, operates an integrated renovation platform for residential and commercial properties with a capital of 679 million yen.
