Castlelake Successfully Prices $261.3M Securitization of Residential Transition Loans
On August 20, 2026, Castlelake, L.P., renowned for its expertise in asset-based private credit, unveiled its first residential mortgage-backed security (RMBS) issuance, dubbed Castlelake Residential Mortgage Trust 2026-RTL1. This groundbreaking deal, totaling an impressive $261.3 million, is designed to finance a diverse portfolio of residential transition loans (RTLs), a type of short-term financing used in real estate investment.
Transition loans play a pivotal role in the real estate sector, serving as critical resources for investors looking to acquire, renovate, and either sell or hold residential properties. Specifically, Castlelake's inaugural collateral pool for this issuance is composed of 327 loans, collectively amounting to an unpaid principal balance of $223.0 million. The issuance of CLRES 2026-RTL1 aims to appeal to investors looking for stable, asset-backed opportunities. Notably, the weighted-average loan-to-value ratios in the initial pool suggest a strong underwriting backbone, with a non-zero weighted-average (NZ WA) loan-to-as-repaired value ratio standing at 63.9%, alongside a NZ WA loan-to-cost ratio of 60.8% and a respectable NZ WA FICO score of 742. During the designated 24-month revolving period, the collateral pool is subject to stringent eligibility criteria and concentration limits. The transaction is bolstered by Resfin Partners LLC, a specialty real estate lender and majority-owned subsidiary of Castlelake, which will serve as the servicer and loan administrator. Resfin has already proven successful in originating loans, having facilitated over $1.6 billion in funded volume through its correspondent and direct origination channels.
