Creating a Stress-Free Financial World for Real Estate Professionals

PropTech Japan's Vision for the Real Estate Industry

In a groundbreaking initiative, PropTech Japan Co., Ltd, headquartered in Minato, Tokyo, aspires to free everyone involved in real estate from financial stress. Embracing the spirit of April Dream—an initiative meant to promote future aspirations on April 1—it has unveiled its dream to digitalize the flow of money within the entire real estate sector.

The Current State of Real Estate Financial Transactions

The real estate industry in Japan is one of the slowest to adopt digital transformation (DX), despite forecasts that the PropTech B2B market will expand to 518 billion yen by 2030. While an overwhelming 99% of businesses recognize the need for DX, the reality of payment and accounting processes remains painfully traditional.

Every month, real estate management companies transfer payments to dozens of contractors, insurance firms, and professional service providers in cash or via bank transfers. Real estate agents face overwhelming workloads, processing hundreds of initial payments manually during busy seasons. Additionally, renovation and construction businesses still rely on paper invoices and fax communications, causing payment delays that can exceed 60 days.

With around 330,000 real estate companies in Japan, the professionals engaged in managing properties or serving clients find their valuable time consumed by financial processing rather than focusing on core responsibilities.

Insights Gained from RentEase and Challenges Ahead

Through operating the RentEase app, which facilitates rent payments via credit cards, PropTech Japan has closely observed the complexities of financial transactions in real estate. The payment cycle typically entails residents paying rent, property owners covering management fees, management companies settling repair costs, and agents paying for advertisements. Each transaction connects multiple layers in a single real estate “home.”

While RentEase digitalized the process of residential rent payments—representing the first layer in this financial ecosystem—it also illuminated a stark reality: the entire industry's financial flow remains mired in analog practices. Payment methods such as bank transfers, cash, and checks continue to coexist alongside paper invoices and handwritten management ledgers, obscuring instant visibility into property-specific income and expenditures.

Envisioning a New Future

PropTech Japan dreams of a streamlined world where every financial flow in real estate is digitally connected and uncomplicated. The goal is to create a scenario where management companies can finalize monthly payments with just one click, real estate agents can be liberated from burdensome reconciliation tasks during peak periods, construction companies receive payment on the same day they complete their work, and property owners can monitor their earnings in real time.

To achieve this, PropTech Japan aims to build a specialized payment and accounting platform tailored for the real estate sector, effectively linking the three parties at the heart of real estate financial transactions—management companies, agencies, and construction firms—through digital technology.

Leveraging experience and customer bases gained from individual services, the company is committed to transforming the industry at large, evolving the small initiative of RentEase into foundational infrastructure for the real estate sector.
