This edition focuses on analyses conducted through estie's proprietary office research, specifically looking at the supply and demand dynamics of office properties in Tokyo’s central five districts: Chiyoda, Chuo, Minato, Shinjuku, and Shibuya.

In May 2026, a significant shift was observed in the market dynamics of these central districts. The total area for new vacancies reported was 18,717 tsubo, representing a notable decrease of 38.5% from the previous month. Conversely, the area for vacancies ending surged to 42,044 tsubo, marking a dramatic 34.8% increase. The overall stock of vacancy areas decreased by 7.6%, settling at 284,927 tsubo.

When considering the individual administrative areas, Minato ward saw a new vacancy area of 7,199 tsubo, while the area for ended vacancies rose significantly to 17,675 tsubo (up 36.0% from the previous month). This resulted in a shrinking overall stock of vacancy areas by 8.6%. In Chuo ward, however, new vacancy areas showed a sharp decline, falling 65.0% month-on-month, while ended vacancies saw a substantial increase of 72.3% leading to a significant contraction of overall stock by 9.2%.

A special spotlight in this report is shone on the submarket area of "Ichigaya-Kagurazaka". In May 2026, there were virtually no new vacancy listings, while notable ended vacancies included KS Building (740 tsubo) and THE PORTAL iidabashi (341 tsubo), which contributed to a considerable reduction in vacancy stock. Although new floor supply is scarce in this area, the ongoing absorption of existing spaces indicates a tightening supply-demand tendency.
