Flexential, a key player in the secure data center solutions industry, has made an impressive move by acquiring 110 acres in Kaufman County, Texas. This property will serve as the site for the company’s latest data center campus, which is anticipated to be its largest facility yet in the Dallas-Fort Worth metroplex. As demand for data center services continues to soar globally, especially in the U.S., this development marks a strategic expansion for Flexential.

The newly planned data center campus will initially cover 375,000 square feet, designed to provide robust support for various workloads, inclusively for enterprise and high-density deployments. The first phase of this project is now in the pipeline, with construction set to commence in early 2027 and expected to become operational by late 2028. Ultimately, the site has the capacity to include three buildings, potentially increasing its operational capacity to 108 MW across all phases completed.

The Dallas region has recently been heralded as the world's premier market for data center development, according to Cushman & Wakefield. With factors such as readily available power, land, and ongoing construction activity contributing to its appeal, the DFW area is rapidly becoming a benchmark for new data centers. A recent report from CBRE showed that inventory in the region expanded by over 43% year-over-year, with vacancy rates plummeting to a historic low of 1.8%. Moreover, nearly 90% of the 716.7 MW currently under construction is already preleased, emphasizing the overwhelming demand within the market.

In alignment with this growth, the new Talty facility will emphasize environmentally responsible practices. Plans include incorporating high-efficiency power systems and innovative closed-loop cooling architecture aimed at reducing energy consumption per megawatt of IT load. Notably, the facility will strive for a target water usage effectiveness of zero, thus preserving crucial local resources and adhering to Flexential's commitment to sustainable data center design. A phased ramp-up for utility power will be implemented to safeguard the local grid from potential strain as construction progresses.

This new data center campus will offer a range of services, including colocation, cloud, interconnection, data protection, and professional support through the FlexAnywhere® Platform. Clients will benefit from connectivity to Flexential's nationwide private network backbone, facilitating access to major public cloud providers and carriers, which in turn enhances connectivity options and workload deployment locations within Dallas's high-density environment.

Flexential’s ongoing commitment to expansion in the Dallas area is underscored by its existing three data centers spread across downtown, Plano, and Richardson. Collectively, these facilities encompass over 459,000 square feet and have a capacity of 28.4 MW. “Customer requirements in Dallas continue to evolve and expand, so we needed to find a site where we could support them not only today but eight to 10 years from now,” noted Matt Baumann, Vice President of Real Estate at Flexential.

The Kaufman County site represents a meaningful addition to Flexential's national portfolio, complementing recent development initiatives in Parker, Colorado (Denver – Parker); Hillsboro, Oregon (Portland – Hillsboro 6); and Norcross, Georgia (Atlanta – Norcross 2). This growth approach has allowed Flexential to develop a broad network of over 40 data centers, incorporating more than 380 MW of capacity across 18 U.S. markets.
