Revitalization Project of JRWD Kinshicho Tower
JR West Japan Real Estate Development and Renoveru have announced the successful completion of a significant revitalization project for the 31-year-old JRWD Kinshicho Tower, located in the Kinshicho area of Tokyo. This initiative, finalized on March 31, focuses on improving the value of the existing structure while promoting a sustainable society through the effective utilization of real estate. The project involved remodeling approximately 80 tsubo of open spaces and public areas to meet the evolving needs of today's workforce and to create a highly desirable office environment for tenants.
Project Background
The COVID-19 pandemic has caused a shift in workplace dynamics, leading many companies to return to in-person communication and office settings. While the office market in urban centers shows signs of improvement in vacancy rates, there is a notable trend where tenant interest predominantly favors newly constructed buildings. To enhance the long-term asset value of older buildings like JRWD Kinshicho Tower, renovations that respond to current market demands are essential. After acquiring the building in September 2025, JR West Japan Real Estate Development conducted interviews with current tenants, revealing a strong demand for spaces dedicated to relaxation, focused work, and large-group gatherings. As the concept of health management gains traction, creating an environment that supports employee well-being is becoming a critical factor in office selection for companies. The renovation plan aims to consolidate diverse worker support features into shared spaces that are typically difficult for individual companies to secure on their own. This includes the establishment of a new 80 tsubo shared lounge and the enhancement of previously underutilized outdoor spaces.
Concept: "itoma riverside"
Reflecting Kinshicho's historic connection to the Yokoju River, which facilitated transportation and commerce, this project seeks to integrate the office building into the urban landscape. The design concept, "itoma riverside," embodies the vision of creating transitional spaces bridging work and leisure, individual time and social interaction—much like the gentle flow of a river.

Shared Lounge - "itoma lounge"
Located on the second floor, this new shared lounge spans approximately 264㎡ (80 tsubo) and combines accessible workspaces with meeting rooms suited for various moods and purposes. Open to all workers within the building, this lounge includes diverse areas designed to boost well-being:

Comfort Lounge: A traditional tatami-style lounge offering relaxation.

Phone Booth: Soundproof spaces for focused calls and meetings.
Additionally, an aroma system has been integrated into the entrance to help workers transition from work to leisure.

Flexible Meeting Rooms and Dynamic Operations
Newly introduced meeting rooms can accommodate groups of 4 to 10, with movable partitions allowing flexibility for larger gatherings of up to 14 people. The central "Hiroba Lounge" can be modified for events hosting 20-30 participants. Easy booking through QR codes ensures seamless access for users. During lunch hours, lounge reservations are modified to allow broader utilization by all tenants.

Public Space Revitalization
Previously underused public areas have been transformed into dynamic gathering spaces for office workers, residents, and passersby. Influenced by the history of the area as the birthplace of the drum can, the design includes cylindrical street furniture resembling drum cans, complemented by graphic elements on the flooring that encourage natural behaviors such as relaxing, playing, and socializing.

Participatory Art Projects
On May 29 and 30, the public space will host a participatory painting workshop for local children and office workers. Participants will create designs inspired by the area's heritage, including motifs of the koi fish, fostering a lasting connection to the community.
