WNC & Associates Inaugurates Cliffmore Park, Affordable Senior Housing in Fayetteville

The Grand Opening of Cliffmore Park: A New Era for Affordable Senior Housing in Fayetteville

On June 26, 2026, WNC & Associates, a family-run business renowned for its contributions to the affordable housing sector, celebrated a significant milestone with the grand opening of Cliffmore Park. This new 72-unit affordable housing community is strategically located at 5133 Identity Lane, Fayetteville, North Carolina, specifically catering to adults aged 55 and older.

This initiative is a collaboration between WNC, Resource Housing Group, Inc., and East Carolina Community Development, Inc. Together, they aim to address the pressing need for affordable housing, particularly for seniors. Cliffmore Park's development was financially supported through the Low-Income Housing Tax Credit (LIHTC) program, providing vital resources to create a sustainable living environment for those earning up to 60% of the Area Median Income (AMI).

WNC's commitment to this project included an investment of approximately $6.5 million, reinforcing its dedication to enhancing affordable living conditions for the elderly population. “Cliffmore Park reflects the power of thoughtful partnerships to create housing that allows seniors to age with dignity, independence, and stability,” remarked Ryan Thayer, assistant vice president for originations at WNC. He emphasized the importance of collaboration with various partners to realize this community project.

The three-story structure features an impressive 72 units, with an equal distribution of one-bedroom and two-bedroom apartments. Each unit is equipped with amenities such as ceiling fans, washer and dryer hookups, central air conditioning, a dishwasher, a self-cleaning oven, a range hood, and emergency call buttons. The community aims to not only provide housing but also to meet energy efficiency standards by adhering to the ENERGY STAR Multifamily New Construction Program certification.

Residents will enjoy shared amenities designed to inspire community interactions and engage in recreational activities. The site includes management offices, multiple lounges, a multipurpose room equipped with a kitchenette, a computer center, an exercise room, and laundry facilities. Outdoor spaces are equally appealing with features like a gazebo, a covered porch, picnic tables, and additional comfortable seating areas. Furthermore, the community offers convenient access to critical resources such as transportation, shopping, healthcare facilities, and recreational areas, with a Fayetteville Area System of Transit (FAST) bus stop within proximity.

In its inclusive vision, Cliffmore Park dedicates 10% of its units to the North Carolina's Key Rental Assistance Program (KEY). This initiative aims to provide housing solutions for individuals who are experiencing homelessness and those with disabilities, thereby addressing some of the most pressing social issues within the community.

The financial aspects of this development were secured through a construction loan from ServisFirst Bank, alongside permanent loans from Centrant Community Capital, a Rental Production Program loan from the North Carolina Housing Finance Agency, and additional financial support from Fayetteville's city government. This significant financial backing illustrates the multi-faceted approach to fostering affordable housing initiatives.

Since its inception in 1971, WNC & Associates has positioned itself as a leader in affordable housing solutions, with its network expending across multiple states and investors. With over 1,770 affordable rental properties, WNC’s commitment to sustainable and accessible housing further cements its reputation in the industry. This recent development is not just a building; it represents a meaningful investment in the future of senior living in Fayetteville.
