SWI Group and Brookfield Forge New Strategic Partnership for U.S. Real Estate
Strategic Partnership Between SWI Group and Brookfield
In a significant move within the real estate sector, SWI Group has announced a definitive partnership with Brookfield Asset Management aimed at enhancing its multifamily portfolio in the United States. The agreement involves 13 out of 17 properties that constitute Varia US Properties AG's portfolio, totaling approximately $693.9 million.
Details of the Partnership
The newly formed joint venture will tap into equity capital of up to $200 million, crucial for future acquisitions and portfolio expansion. This alignment is poised to allow Varia US to pivot towards higher-quality assets, increasing both value and financial flexibility.
Steven Brink, COO of Varia US, highlighted the firm’s intention to actively manage these assets, optimizing their value for planned future dispositions. The proceeds from these sales will then be reinvested into new, higher-quality acquisitions throughout the U.S. multifamily market.
Enhanced Focus on Quality and Scale
The 13 properties in question comprise 4,112 units spread across nine states within the U.S. Interestingly, four of these properties will remain wholly owned by Varia US, with a total gross asset value of around $694 million. This move reflects SWI Group's commitment to focusing on high-end residential complexes, aiming to make decisive strides within the evolving U.S. residential real estate landscape.
Max-Herve George, co-founder and CEO of SWI Group, remarked, "This partnership with an institution like Brookfield clearly illustrates the quality of Varia US's portfolio and our platform. This joint venture provides us the means and flexibility we need to concentrate on high-end residential complexes while allowing Varia US to grow decisively as the U.S. residential real estate sector continues to emphasize scale and rigor."
