The study engaged 115 male and female participants, all of whom had previous experience in purchasing used condominiums.

The survey aimed to explore concerns related to buying used condominiums and was conducted between January 29, 2025, and November 28, 2025. Using an internet-based methodology via crowdsourcing, 115 individuals participated, comprising 46 men and 69 women. Respondents spanned various age groups, with 14% in their 20s, 30% in their 30s, 30% in their 40s, 20% in their 50s, and around 6% aged 60 or above.

Conversely, 29% of participants expressed little to no anxiety; these individuals often mitigated their concerns through diligent information gathering and the assistance of trusted experts.

The survey further delved into what specifically caused anxiety during the purchase process. The results were as follows:

Insights on Post-Purchase Costs


Surprisingly, the most significant worry emerged as the repair and maintenance costs, which accounted for 24% of responses. The age and condition of used condominiums can render such expenses unpredictable and intimidating. Buyers are advised to investigate the timeline of anticipated repairs and any increases in maintenance fees before finalizing their decisions.

Social Dynamics and Environmental Concerns


Following closely behind was the anxiety related to neighbors and the broader living environment, with 19%. The ingrained nature of community dynamics in used condominium settings can invoke concerns over noise disturbances and social interactions. Potential buyers are encouraged to evaluate the condition of common areas during viewings and to conduct observations of the environment at different times of the day to gauge potential disturbances.

The Importance of Professional Guidance


Concerns about finding reputable real estate professionals and the hidden deterioration of structures also ranked highly, both at around 16%. Given that real estate transactions demand specialized knowledge, selecting a reliable partner is crucial for success. Home inspections are also recommended to assess unseen vulnerabilities.

To address their anxieties, buyers employed several strategies:

A significant takeaway from this study was the high volume of individuals (around 30%) who opted for direct consultation with real estate professionals. Given the complexities of purchasing used condominiums, leveraging expert advice stands as the most commonly adopted strategy for alleviating anxiety.

Internet reviews also emerged as a popular source (18%) for buyers to gain objective insights about properties and real estate firms. However, due to the variability of online information, it is critical for buyers to validate information across several reliable sources.

Importance of Documentation and Inspections


Additionally, verifying the repair histories and management conditions of the condominiums surfaced as a vital step (16%). Familiarity with long-term repair plans and minutes from management meetings is paramount for prospective buyers. Condominiums that are well-managed tend to retain their value more effectively.

Interestingly, despite the clear advantages, only about 5% of participants utilized home inspections. This may suggest a lack of awareness about the benefits of these services in revealing hidden deficiencies. Buyers concerned about unseen issues should proactively consider incorporating home inspections into their buying process.

Conclusion


In summary, the survey illuminated that approximately 70% of used condominium buyers experience anxiety during their purchase process. The highest concern revolves around post-purchase repair and maintenance expenses, followed by neighbor-related issues.

To alleviate such anxieties, strategies such as consulting with real estate professionals, verifying repair records, and conducting multiple viewings are best practices. Selecting a reliable real estate company and maintaining open communication about queries will further strengthen the likelihood of a successful and satisfying purchase.
