This initiative, powered by ITANDI's rental management system, aims to streamline rental transactions and improve operational efficiencies.
Founded 58 years ago, Ooi Real Estate is responsible for managing over 6,000 rental properties. The company has taken a notable stride in enhancing their services by integrating ITANDI's rental management support service since November 2025. The adoption of this technology has facilitated real-time interactions through the ITANDI BB inter-company platform by allowing listing properties, managing viewing appointments, and processing resident applications efficiently.
Automation and Efficiency Gains
One of the significant features of this new system is the automation of viewing appointment bookings and the direct transmission of application data to rent guarantee and insurance companies, thereby expediting the approval process. By simplifying and automating these workflows, Ooi Real Estate has successfully reduced the operational burden associated with property management.
The launch of the electronic leasing option comes after notable success in utilizing ITANDI’s management system. By fiscal year 2025, the e-contract system processed an impressive 430,000 electronic contracts, accounting for more than 10% of national rental agreements. A survey conducted among real estate brokers in the Tokyo metropolitan area reported an 84.7% usage rate of the system, making it the top choice for contract management for three consecutive years.
Features of the Electronic Lease Contract System
The ITANDI management system allows completion of rental contracts for move-ins and renewals via an online platform, completely eliminating the need to mail physical contracts. Since the system is integrated with resident application data, it minimizes redundant entries, making the process more convenient for potential tenants. Once the applicant is approved, the rental agreement can be finalized on the same day.
Additionally, the system supports electronic contracts for ancillary agreements like leasing guarantees and parking space agreements. Its customizable requirements cater effectively to the needs of various real estate companies. The digitization of contracts not only streamlines processes but also includes safeguards against document forgery, tampering, unauthorized access, and data loss.
ITANDI has achieved certification from the Japan Data Communication Association, conforming to the Ministry of Internal Affairs and Communications' guidelines. Currently, the service has been implemented by about 700 real estate companies, achieving approximately 430,000 electronic contracts annually.
