Kiavi Closes Major Securitization of Residential Transition Loans
Kiavi, a prominent tech-enabled lender catering to residential real estate investors, commenced 2025 with an impressive achievement — completing a
$300 million rated securitization of residential transition loans (RTLs). This significant move represents Kiavi's 21st transaction under its LHOME shelf, pushing the total amount of notes offered since launching its securitization program in 2019 to
$5.8 billion.
The demand for these offered notes was remarkable, oversubscribed by over
five times due to notable interest from a diverse group of institutional investors, including several first-time participants. The securitization included four classes of notes:
A1, A2, M1, and M2, all of which were successfully sold. Furthermore, the securitization involves a
two-year revolving period during which principal payoffs will be reinvested, thus expanding Kiavi's funding capacity considerably.
Kiavi's
CEO, Arvind Mohan, emphasized the impact of this transaction: "This transaction adds over
$1 billion of funding capacity throughout its lifetime. Our customers depend on Kiavi’s fast, reliable, and transparent capital to scale their businesses effectively."
Over the past year, Kiavi has marked a
record year, originating a total loan volume of
$6.5 billion in 2024, showing a remarkable
46% increase compared to the previous year, despite a challenging market characterized by the lowest home sales in nearly three decades. As a result, Kiavi increased its active customer base to over
5,500—a
30% year-over-year increase—and successfully executed five RTL securitizations worth almost
$2 billion. Additionally, the company expanded its product offerings by launching a new construction financing product.
Kiavi's momentum has already carried into 2025, having recently expanded into
13 more states, thereby serving real estate investors across
45 states and Washington, D.C. This extension reflects Kiavi's status as one of the leading lenders to residential real estate investors in the United States. The firm's reliance on
