Gooddays Holdings Celebrates 10 Years with a Unique Office Renovation in Tokyo
Gooddays Holdings Inc., under the leadership of President Hiroshi Ogura, along with its subsidiaries Goodroom Inc. and Open Resource Inc., has reached a significant milestone as it celebrates its 10th anniversary. To commemorate this achievement and enhance group synergy, the company has relocated its headquarters to the fourth and fifth floors of the Aoyama Oval Building in Shibuya, Tokyo, effective July 1st.
The new office space has undergone a unique renovation, transforming a former large fitness club into a vibrant workspace. Interestingly, rather than demolishing the facility's extraordinary infrastructure, it has been repurposed into an office environment, including a 25m pool, addressing the rising costs associated with construction and demolition. This approach not only exemplifies substantial cost savings but also fosters sustainable building practices by minimizing industrial waste in the process.
Turning Unwanted Properties into Valuable Assets
The ongoing rise in prices and a shortage of skilled labor have significantly escalated the costs associated with constructing new buildings, demolishing existing ones, and restoring them to their original state. Particularly in the case of large fitness clubs, the cost of demolition poses a substantial challenge, often hindering the acquisition of new tenants. Goodroom has embraced the challenge of transforming these less-desired properties by leveraging their existing features, thereby minimizing renovation costs while promoting sustainability and outstanding cost control.
New Office Features
1. The Sky Covering the Former Pool
Designed by Shingo Masuda and Katsuhiro Otsubo, this striking feature turns a former 25m pool structure into a dynamic space with various elevations, completing a spacious area of approximately 200 square meters. The eye-catching emerald “cover” serves as a large table during working hours, catalyzing a communal area where employees naturally converge.
2. Goodcoffee Aoyama Café
Designed by Maiika Takagaki, the fourth floor incorporates the café, open to the public, alongside a coworking space, forming a highly communal area. A central tree occupies the space, with a 400mm high foundation that doubles as seating, fostering social interaction both within the company and the local community.
3. A Multifunction Showroom
The new office also includes a showroom area where visitors can experience various solutions offered by the Gooddays group. It features spaces mimicking the furnished co-living space “Goodroom Residence” and the company’s renovation brand “TOMOS,” alongside a showroom for the next-gen cloud platform “Redx,” developed by Open Resource.
Architectural Commentary
Architect Maiika Takagaki elaborated, "The fourth floor centers around a reception gallery encircled by the central tree, where the café, showroom, and coworking areas coexist harmoniously. The fifth floor comprises the interaction area and offices, designed to encourage various interactions and focused work, maximizing the potential of existing structural and infrastructural elements."
Shingo Masuda and Katsuhiro Otsubo, who designed the area covering the former pool, commented, "We redesigned the air conditioning plan to ensure comfort while maintaining the overarching space. The cover traps the cool and warm air, creating a pleasant micro-environment for meetings or casual gatherings, thus establishing an inviting atmosphere."
