In an effort to address the pressing housing shortage in North America, SEKISUI CHEMICAL CO., through its Housing Company led by President Masahide Yoshida, has founded a new subsidiary named
SEKISUI CANADA MODULAR SOLUTIONS INC. in Ontario, Canada, effective November 28. This company is launched with the commitment to contribute solutions to the social issue of housing shortages in North America through the use of industrialized building technology that SEKISUI has honed over its 50-plus years of experience in Japan. The company plans to hold its inaugural general meeting and kick off operations by the end of December 2023.
The Rationale Behind the New Company
Canada is currently facing significant urban population surges due to proactive immigration policies, resulting in a critical shortage of housing and soaring property prices and rents. In response to these challenges, the Canadian government is leaning on modular construction as a viable solution, as it not only shortens construction time but also presents potential cost advantages. Modular buildings are in their infancy in Canada, and as the market expands, associated laws and regulations are anticipated to evolve.
SEKISUI has a robust track record in Japan, having supplied over 670,000 modular homes, branded as
Sekisui Heim. The company possesses valuable know-how in modular construction design, manufacturing technologies, and quality control systems. Additionally, SEKISUI has been actively growing its modular housing initiatives in Thailand since 2013. By leveraging these insights gained from its previous ventures, SEKISUI aims to deliver high-quality, efficient modular housing solutions that help alleviate Canada's housing deficit and expand its operations in the thriving North American market.
Business Development Plans for the New Subsidiary
The new manufacturing facility for steel modular construction will be established in Ontario, where approximately 40% of Canada’s population resides, and is considered a political and economic hub. Target cities for this initiative include Toronto, Ottawa, and Montreal. By around July 2026, SEKISUI aims to create a comprehensive system for the design, manufacturing, and sales of modular housing tailored to this region.
As the regulatory framework for modular buildings advances, the company plans to collaborate with local partners to establish a robust supply chain. In three years, SEKISUI intends to solidify its business model in eastern Canada’s modular construction market. The initial projects aim at addressing the urgent need for educational facilities, driven by the increasing number of immigrants and students, calling for low-rise schools (one to two stories) and mid-rise apartment complexes (four to eight stories), as well as care facilities.
Subsequently, SEKISUI plans to partner with local developers and general contractors to penetrate the larger mid-to-high-rise modular markets in the US, as well as explore business expansion into western Canada.
