Celebrating 55 Years of Affordable Housing Investment by WNC & Associates

WNC & Associates, Inc., a family-owned business based in Irvine, California, has recently announced the successful closing of its latest venture, the WNC Institutional Tax Credit Fund X California Series 23, L.P., amounting to $66.3 million. This significant milestone marks the 23rd consecutive multi-investor affordable housing fund focused on California by the company. With a legacy of 55 years behind it, WNC has established itself as a pioneering force in the affordable housing sector, significantly contributing to the state's housing market.

A Legacy of Investment in California

Over the years, WNC has sponsored a total of 41 California-focused funds, deploying an impressive $1.5 billion towards affordable housing initiatives. This funding has enabled the acquisition and construction of 350 properties in 180 communities across the state. Remarkably, WNC's investments have supported the development of 15,573 homes, playing a crucial role in alleviating California's housing crisis.

"Closing CA23 is an important milestone for WNC as we celebrate our 55th year of operations. We are proud of our California roots and the role our home state has played in WNC's growth into a national affordable housing organization," stated Will Cooper Jr., the president and CEO of WNC. His reflections underline the significance of their journey and commitment to meeting California's growing housing demands.

Impact on Communities

The newly closed fund CA23 encompasses six new-construction properties, facilitating the creation of 650 affordable homes across Los Angeles, San Benito, and San Diego counties. This funding will empower four developers, enabling them to bring these critical projects to fruition. Importantly, these developments will cater to families in need, incorporating 4% Low-Income Housing Tax Credits (LIHTCs), with several units also receiving rental assistance through Section 8 vouchers.

The comprehensive approach WNC has adopted highlights its commitment not only to new construction but also to preserving existing affordable homes. Their focus spans urban, suburban, and rural communities, ensuring a wide reach and benefit to diverse populations.

Christine Cormier, WNC’s executive vice president of investor relations, commented on the company’s persistent dedication to the affordable housing sector, stating, "While the affordable housing industry has changed considerably over the past five decades, WNC's commitment to affordable housing remains consistent." This sentiment echoes through the organization, reflecting their ability to adapt to market shifts while maintaining strong partnerships with developers and investors.

National Growth from Local Roots

Founded in 1971 in Orange County, WNC has expanded its influence beyond California, establishing a national presence in the affordable housing landscape. Today, the company boasts an impressive portfolio, with its affiliated companies acquiring approximately $22.1 billion in assets across 49 states, encapsulating over 1,800 properties that serve more than 1 million residents.

Their ongoing partnerships with over 400 developers and 175 institutional investors underscore their established reputation in the sector and highlight their effectiveness in driving valuable investments across various regions.

WNC’s dedication to providing affordable housing solutions exemplifies its mission and commitment—celebrating half a century of achievements while looking towards future endeavors to further benefit communities across the nation.
