Ziegler's Financing Success for Senior Housing
Ziegler, a prominent boutique investment bank, has successfully priced approximately $45.6 million in Series 2026 bonds for Live Well Senior Living Inc. This funding is a significant step forward in improving access to affordable senior housing solutions, particularly for mid-market seniors who face economic challenges.
The Essence of Live Well Senior Living
Founded in New Jersey, Live Well Senior Living Inc. (LWSL) is a 501c3 organization aimed at creating affordable living arrangements for older adults, helping them maintain their dignity and independence. Their innovative model includes cottage-style communities offering independent living with adaptable care options, addressing the urgent demand for middle-market senior housing.
A Vision for Affordable Living
Andy Jubelt, Co-Founder and Developer of Live Well Cottages, expressed gratitude towards Ziegler for their expertise and support. “This financing represents a crucial milestone for Live Well Senior Living,” Jubelt stated. He acknowledged the pivotal role of his partner, Effie Zeyra, in designing the community and fostering a resident-centered philosophy.
The collaboration with Murray Contracting and Distinctive Living has also been paramount in bringing this vision to life, with the announcement highlighting the acute need for affordable residential options for seniors needing supportive assistance.
Project Details
The Live Well Cottages project is set to be situated on a 25-acre site in Vineland, New Jersey, featuring a planned community of 130 cottage units. Construction is slated to commence in February 2026, with expectations for initial occupancy of cottage units roughly six months thereafter. The operation will be managed by Distinctive Living, a recognized leader in senior living facility management, who ranks among the top operators across the nation.
The forefront of the Live Well model is its pocket neighborhood design, which merges individual cottage homes with common green spaces and amenities. These aspects foster community interaction while preserving the residents' independence—a critical requirement for many seniors today.
Each cottage is designed with user-friendly layouts, including functional kitchens, spacious living areas, and private outdoor spaces. Additional community amenities will encompass walking paths, community gardens, and pet-friendly features that promote an active and social lifestyle.
Attainable Care Solutions
The economic structure of the community is particularly noteworthy, offering attainable rental rates that include two hours of in-home care weekly, with additional services available as needed. This flexible approach to care assists residents in aging in place without the financial burden often associated with traditional senior living models.
Such affordability results from effective land use, modular construction techniques, and a standardized design approach that minimizes development costs while accelerating the timeline from blueprint to building.
A White Paper in Senior Living
Eric Johnson, Managing Director in Ziegler's Senior Housing Care Finance Practice, shared insights on the industry landscape: “We feel privileged to partake in this venture with LWSL and Distinctive Living. Notably, this first Live Well Cottage Community emerges at a crucial time when few new senior living expansion projects are advancing. The affordable, middle-market options provided through individual cottages will significantly enhance the sector.”
This financing milestone reflects not only success for Ziegler but also a vital step towards meeting the increasing demand for affordable, individualized senior living solutions across the United States.
