First National Realty Partners Expands with Winslow Plaza Acquisition in Philadelphia Area

First National Realty Partners Expands Its Portfolio with Winslow Plaza Acquisition

On July 1, 2025, First National Realty Partners (FNRP), a prominent name in the private equity commercial real estate sector, announced the acquisition of Winslow Plaza, a fully leased shopping center located in Sicklerville, New Jersey. This strategic move not only strengthens FNRP’s footprint in the Garden State but also emphasizes its focus on growth within the Greater Philadelphia Metropolitan Statistical Area (MSA).

Understanding Winslow Plaza

Covering an area of 40,695 square feet, Winslow Plaza is shadow-anchored by ShopRite, the leading supermarket brand in the region, which attracts approximately 1.7 million visitors each year. This high level of foot traffic significantly benefits the shopping center's other tenants, which include a variety of daily necessity retailers as well as medical and professional services.

One of the standout features of Winslow Plaza is its tenant stability, with an impressive average tenure of over 13 years. This longevity suggests strong operational stability and a robust relationship with the community.

According to Stuart Brackenridge, Vice President of Acquisitions at FNRP, “Winslow Plaza is a market dominant shopping center. Its durable tenancy with rent growth potential, coupled with its location within a desirable trade area, makes Winslow Plaza a great fit for our investment platform.”

Prime Location and Community Integration

The shopping center is located in one of the wealthiest submarkets in southwestern New Jersey, boasting a median household income of $126,808. Notably, nearly 20% of households in the vicinity earn upwards of $200,000 annually, showcasing the financial strength of the local customer base.

Brackenridge further added, “This acquisition reflects our continued commitment to investing in fundamentally sound retail assets. By focusing on centers that meet daily needs and demonstrate the potential for long-term viability, we're building a portfolio positioned to perform across market cycles.”

Excellent Connectivity

Winslow Plaza provides excellent connectivity to several major roadways including the Atlantic City Expressway, Berlin-Cross Keys Road, and New Jersey Route 55. Additionally, it features convenient NJ Transit bus and rail services, which link Sicklerville to key areas like Philadelphia, Camden, and Atlantic City, enhancing the center's accessibility for shoppers.

A Strategic Move for FNRP

This acquisition marks a significant step for FNRP as it seeks to diversify and strengthen its real estate portfolio. Winslow Plaza aligns with the firm's strategy to invest in necessity-based retail assets which are equipped to withstand market fluctuations.

Colin Behr and Chris Munley from CBRE represented the seller during this transaction, ensuring a smooth exchange and continued growth for both parties involved.

As the real estate landscape continually evolves, FNRP's latest acquisition demonstrates their forward-thinking approach and resilience in finding investments that not only meet current demands but are also positioned for sustainable performance in the future.
