Ranking of New Apartments Released: Odawara's Tower Tops National List

New Apartment Popularity Rankings for the First Half of 2026

On July 6, 2026, LIFULL HOME'S, a leading real estate and housing information service operated by LIFULL Co., Ltd., unveiled the eagerly awaited "2026 First Half New Apartment Popularity Rankings". The rankings were calculated based on the number of page views and inquiries for properties listed on their platform. This ranking is especially significant as it reflects current market demand and trends in new condominium purchases.

Top Rankings and Insights

Leading the nationwide chart is the "Le lien Odawara SKYS THE TOWER" located in Odawara City, Kanagawa Prefecture, a tower that has garnered interest due to its strategic location. It is followed by the "Branz Tower Yokohama Kitakaku" in Yokohama and the "River Garden Miyakojima" in Osaka, both representing the growing prominence of regions outside the capital metropolitan area.

The Rise of Non-Capital Region Properties

The results indicate a growing interest in properties outside of Tokyo, with three locations from the Kansai region making the top tiers. Last year, the top ten was dominated by metropolitan area properties, showcasing the shifting landscape of buyer interest amid rising prices.

For the period from January through May 2026, the average price for new apartments in the 23 wards of Tokyo reached a staggering 168.84 million yen, indicating inflation in property values. Today, 19 of the 23 wards have areas where the average price exceeds 100 million yen. This price increase has prompted buyers to reconsider their options as they navigate an increasingly competitive market.

Detailed Rankings

1. Le lien Odawara SKYS THE TOWER: Developed by MIRARTH Holdings and Tokyo Tatemono, this tower lies just a five-minute walk from Odawara Station. Its proximity to hot springs and scenic coastal areas along with 19 stories of impressive living space set it apart. This versatility caters to singles, DINKS, and families.

2. Branz Tower Yokohama Kitakaku: A continuation of popularity from last year, this development provides varied urban living options adjacent to cultural and commercial areas, ensuring open views of the waterfront.

3. River Garden Miyakojima: Located in Osaka, this property boasts efficient transport links and green surroundings, while being the first new apartment in Miyakojima to have a 20-story structure in 14 years.

Changing Buyer Preferences

The data suggests a notable trend towards smaller and mid-sized apartment complexes, especially those with fewer than 50 units, where residents seek a blend of affordability and quality of life. On the contrary, larger complexes featuring over 500 units also secured spots in the rankings due to their appealing shared amenities.

Chief Analyst of LIFULL HOME'S, Toshiro Nakayama, comments on the duality in buyer choices, expressing that while some prioritize location and convenience, others may focus on comfort and satisfaction. Notably, geological and environmental factors also play a role in this year's selections, particularly in areas like Chiba and Saitama.

As the market evolves and prices soar, understanding which properties are gaining traction can provide crucial insight for potential investors and buyers alike. This comprehensive ranking serves as a valuable source of information that goes beyond mere statistics, helping individuals identify their ideal home in a bustling real estate market.
