MAG Capital Partners Achieves $89 Million Sale of Industrial Portfolio in the Midwest

MAG Capital Partners Completes $89 Million Sale of Midwest Industrial Portfolio

On July 23, 2026, MAG Capital Partners announced the closure of a transformative transaction involving the sale of a robust industrial portfolio spanning over 1.37 million square feet. This asset, primarily acquired through its MAGCP Industrial Fund II, LP, was sold to Fundamental Income Properties, a subsidiary of Starwood Property Trust, for an impressive total of approximately $89 million.

Dax T.S. Mitchell, principal and co-founder of MAG Capital Partners, expressed excitement over the completion of this deal. He noted that this transaction underscores the growing capabilities of MAG Capital Partners to scale its investments tailored to the needs of U.S. manufacturers seeking growth capital through industrial real estate.

"This transaction is a testament to the strength and quality of the middle market, incredible operators, sponsors, and the significant role of manufacturing as a powerful American economic driver," Mitchell stated.

Portfolio Highlights

The triple-net-lease portfolio consists of six strategically located industrial manufacturing properties throughout the Midwest. The portfolio's structure allows for stable, long-term income while catering to essential sectors of the economy, thereby reinforcing MAG Capital's commitment to providing support for manufacturing operations across the region.

John Dehn and Eric Wood, senior vice presidents at MAG Capital Partners’ Phoenix office, played crucial roles in executing the disposition on behalf of the seller. Wood remarked, "The opportunity to close this portfolio with Fundamental Income speaks to the quality of our underlying investments. We have known the founders for many years and look forward to collaborating again."

The Future of Net Lease Industrial Real Estate

Industry experts, including Mitchell, remain optimistic about the future prospects of net lease industrial properties. He emphasized that as demand continues to evolve in the industrial sector, the contribution of such assets to economic growth will become increasingly vital.

This sale marks another milestone for MAG Capital Partners, which was founded in 2015 in Dallas by Dax T.S. Mitchell and Andrew Gi. The firm has made its mark by focusing on net-leased industrial properties along with investments in small to mid-cap operating companies in the U.S. Headquartered at Old Parkland, MAG Capital engages in acquisitions through its industrial real estate funds, its multi-tenant industrial venture known as SWORD Industrial Partners, as well as its private equity platform, MAGCP Equity.

In closing, MAG Capital Partners’ substantial sale reflects the firm’s strategic approach to investing in the industrial sector, reinforcing its stature as a leader in facilitating growth for U.S. manufacturers through thoughtfully chosen real estate investments. As the landscape of industrial real estate continues to shift, MAG Capital Partners is poised to steer its path of growth in the coming years.
