In a significant expansion of its sustainable real estate strategy, Galvanize Real Estate (GRE) has announced its acquisition of a four-property industrial portfolio in Milpitas, California. Covering 300,000 square feet, this new addition marks GRE's first venture into the Golden State, bolstering its nationwide portfolio to an impressive 3.5 million square feet. The acquisition is particularly noteworthy as it aligns with GRE's mission to promote decarbonization in the real estate sector, tapping into California's extensive opportunities for sustainable development.

The Milpitas Portfolio is strategically located along the I-880 East Bay corridor, an area known for its rapid growth in advanced manufacturing and logistics.

Enhancing Sustainability and Efficiency



GRE's strategic vision for the Milpitas Portfolio involves a comprehensive plan to upgrade the properties, focusing on enhancing energy efficiency and reducing carbon emissions. Central to this initiative are plans to install behind-the-meter solar energy generation systems, battery storage facilities, and electric vehicle (EV) charging infrastructure. These enhancements are expected to generate more than 1,000 MWh of clean energy each year, marking GRE's inaugural foray into renewable energy production at their properties.

Nadine Anderson, Managing Director of Acquisitions at GRE, remarked on the exciting potential of the Milpitas Portfolio. By situating properties close to burgeoning manufacturing hubs and a skilled labor pool, while also benefiting from major transportation networks, GRE is poised to attract high-quality tenants seeking reliable energy resources and price stability. The planned upgrades aim to make these properties not only more environmentally friendly but also more appealing to prospective tenants.

The anticipated upgrades and the implementation of renewable energy strategies should result in a significant reduction in operational carbon emissions, estimated at around 279 metric tons annually. Over a 30-year timeline, these reductions are projected to equate to the emissions produced by the combustion of approximately 2.4 million pounds of coal. Nicolette Jaze, Head of Sustainability at GRE, emphasized the alignment of California's climate leadership with GRE's decarbonization goals, expressing confidence that the company will contribute positively to the state's commitment to a cleaner future.
