Enhancing Collaboration

Palma Co., Ltd., headquartered in Chiyoda, Tokyo, is excited to announce an intensified collaboration with Japan Post Co., Ltd. This partnership focuses on opening new self-storage facilities at the Chojabaru Post Office in Fukuoka Prefecture and the Shiraoka Post Office in Saitama Prefecture. With this agreement, Palma's self-storage initiative, in coordination with Japan Post, will expand to seven locations across the country.

Background of the Initiative

Since forging a capital alliance with Japan Post Capital Co., Ltd. in 2018, Palma has aimed to utilize Japan Post Group's real estate assets effectively. The goal has been to create innovative value by repurposing underutilized spaces and facilities into self-storage venues. This strategic approach seeks to maximize the value of existing assets while opening new revenue streams through collaborative efforts with Japan Post.

Palma has already initiated similar projects within postal facilities in various regions, including Fukuoka, Tochigi, Okinawa, Chiba, and Hokkaido. The planned expansions in Fukuoka and Saitama will further the establishment of self-storage options within Japan's postal service network.

Services Provided by Palma

In this collaboration, Palma will offer a comprehensive range of services designed to support the launch and management of self-storage facilities. The specifics include:
  • - Opening support for self-storage facilities
  • - Rental debt guarantee services
  • - Collection agency and operational support (BPO)

Through these integrated services, Palma aims to enhance the stability and revenue potential of Japan Post's self-storage ventures, ensuring their success in the long term.

New Facilities Opening

Planned facility locations are as follows:
  • - Shiraoka Post Office (941-1 Sendano, Shiraoka City, Saitama Prefecture) - Scheduled to open in July 2026
  • - Chojabaru Post Office (2-2-1 Chojabaruhigashi, Kasuya Town, Fukuoka Prefecture) - Scheduled to open in July 2026

Future Prospects

With numerous locations nationwide, Japan Post possesses significant potential for growth, and this project represents a major opportunity for expansion. Palma recognizes that this initiative is not merely an isolated case; it is a key step toward establishing self-storage as essential social infrastructure in Japan.

The possibilities for future development include enhanced collaborations with logistics services (like Yu-Pack), utilization of parking lots, and repurposing old business sites for new services. Palma is committed to advancing this partnership model with Japan Post and will leverage this project as a case study to guide future expansions.
