Skanska Divests a Multifamily Rental Project in Sweden

In a strategic move, Skanska has announced the sale of its self-developed rental multifamily project, Traktören 20, situated in Tureberg, central Sollentuna, Sweden. This transaction involves an amount close to SEK 570 million, parlaying significant importance for the company's commercial property operations. The buyer, Folksam Group via KPA Pension, is set to take ownership upon the project’s completion, anticipated in the first quarter of 2029.

Project Overview

The Traktören 20 development is a well-designed project that encompasses 154 rental apartments, amounting to a lettable area of around 8,700 square meters (approximately 93,600 sq ft). Designed with five to seven floors, the structure will include an underlying garage, optimizing the space for a quality living experience. The concept emphasizes functional floor plans while ensuring high living standards.

What sets this project apart is its commitment to sustainability. Designed to achieve energy class B and meet the certification requirements according to Miljöbyggnad Silver, the buildings are intended to significantly mitigate climate impact throughout their entire lifecycle—from construction through to management. This focus on sustainable practices not only contributes to environmental preservation but also builds lasting value in residential living.

Financial and Developmental Aspects

The divestment transaction will be recorded by Skanska under its Commercial Property Development segment in the second quarter of 2026. Notably, along with the sale, the construction contract tied to this project is valued at approximately SEK 320 million and will contribute to Sweden's order intake in the same quarter. Preparatory steps for construction have already commenced, with actual construction work slated to begin in the third quarter of this year.

Significance of the Sale

This transaction highlights Skanska's ongoing strategy to refine its portfolio while aligning with its sustainability goals. Selling Traktören 20 not only bolsters financial standing but will also pave the way for further investments in eco-friendly initiatives. Skanska’s leadership in the construction industry continues to reflect robust ecological stewardship merging with innovative urban development.

As the industry trends toward integrated living solutions that are both functional and sustainable, Skanska’s divestiture reinforces its commitment to reshape communities in a responsible manner. This sale represents not just a financial transaction but also a step forward in making impactful contributions toward sustainable urban living.
