July Luxury Housing Report: Trends and Regional Variations in Market Dynamics

The latest insights from the Realtor.com® July Luxury Housing Report indicate that the luxury housing market is undergoing significant adjustments. For the 29th consecutive month, the national entry point for luxury properties has declined, now standing at $1,250,750. This represents a 2.7% decrease compared to the previous year, highlighting a shift within high-end real estate.

As the report illustrates, the luxury sector is not only adjusting nationally but is also seeing varied trends across different regions. While some markets grapple with broad price corrections, others are experiencing a tightening of luxury inventory, resulting in homes selling at a faster pace than seen in prior years. Anthony Smith, a senior economist at Realtor.com®, emphasizes that the driving forces behind price changes differ markedly from one region to another.

In reviewing the luxury pricing tiers, the data shows that prices across all segments are retreating. The threshold for the top 5% of listings decreased by 1.2% year-over-year, while the ultra-luxury segment, encompassing the top 1% of listings, saw a decline of 1.7%. Interestingly, the share of listings priced at a million dollars has slightly diminished, now accounting for 13.2% of the active inventory.

Despite the general downturn in price thresholds, the demand for luxury homes remains robust. Notably, homes across all price tiers sold more swiftly in July compared with the same month in 2025, suggesting that the current adjustments reflect a changing inventory landscape rather than a reduction in buyer interest.

Regional Differences in Luxury Price Changes

While the national figures suggest a cooling market, local markets are exhibiting diverse trends. For instance, Austin, Texas, has witnessed the sharpest decline in luxury prices, falling 9.6% year-over-year to a threshold of $1,262,726. During this time, the number of million-dollar listings plummeted by 17.8%. On the contrary, while Boston's luxury threshold decreased by 8.6%, the market's inventory of million-dollar properties grew by 7.4%. Such contrasting scenarios highlight the complexities of local market dynamics.

California similarly features prominently in the report, with four of its metropolitan areas making the list of steepest price declines. Both San Francisco and San Diego recorded 8.6% and 7.3% reductions, respectively, demonstrating the far-reaching effects of shifting market conditions in the state.

Luxury Home Sales Characteristics

It's worth noting that despite the downward trends in price, luxury homes continue to sell faster than last year. For example, homes in the top 10% segment spent a median of 68 days on the market, which is three days quicker than July 2025. The high-end market similarly performed well, with median sales times dropping to 76 days, while ultra-luxury homes improved by up to five days, indicating a consistent buyer appetite.

The report concludes that while the luxury market is evolving, characterized by declining prices, the demand signals remain strong in many regions. This complexity underlines the importance of analyzing individual market conditions rather than relying solely on national trends. As noted, “A lower luxury threshold doesn't necessarily mean demand has weakened,” highlighting the nuanced landscape of luxury real estate.

In summary, the July Luxury Housing Report from Realtor.com® captures a critical moment for the luxury housing market, showcasing both the challenges and resilience inherent in this segment of real estate. It serves as a reminder of the varying forces that shape regional markets and the need for prospective buyers and sellers alike to stay informed.
