The real estate landscape in Northern Virginia has been experiencing a significant shift, particularly in August 2026, according to the Northern Virginia Association of Realtors® (NVAR). Despite a noted decrease in closed sales, the inventory, especially in the category of condos and attached homes, has seen a remarkable uptick. This trend provides buyers with more options, as the competition for detached homes has softened.

In August, there were 1,324 closed sales, reflecting an 8% drop compared to the same month in 2025. This decline suggests that although buyers have more properties to choose from, the actual movements within the market aren't translating to increased transactions at the same pace as the previous year. Ryan McLaughlin, CEO of NVAR, remarked that multiple elements, including affordability and financing challenges, continue to influence buyer behavior and their readiness to make purchases.

The total volume of homes sold in August was approximately $1.195 billion, which is a 6.4% decrease from August 2025. Although it's evident that the number of transactions has lessened, the increasing prices of homes being sold have led to a marginal decrease in sales volume compared to the prior year. The median sold price for homes reached $765,000, exhibiting a 2% increase from the year before, which indicates a stable market where demand for certain properties persists despite fewer transactions.

An interesting statistic is that the average days houses spent on the market remained stable at 26 days, the same as the previous year. This stability reflects that desirable properties are still attracting interest, maintaining a constant pace in terms of sales.

Conversely, the active listings increased to 2,932 units, a substantial 18.5% rise from August 2025. This growth primarily stems from condos and attached homes, which highlights a shift in the market that has traditionally been characterized by limited options. The data shows a marked increase in attached listings, which surged by 39.7% and condos that grew by 44.8%, whereas detached homes exhibited a reduction of 8.5% in available listings.

The changing dynamics within the inventory share indicate a shift towards more condos and attached properties, which accounted for about 27% of the listings. On the other hand, detached homes saw their market share fall from 28% to 21%. This trend implies that buyers in search of condos, townhomes, or attached properties now have significantly more options than they had a year ago, whereas choices for those seeking detached homes have diminished.

NVAR President Rob Carney emphasized the importance of this increased inventory, mentioning that it provides buyers the chance to evaluate and compare properties to find what aligns best with their requirements. However, sellers must also adapt and strategically position their properties in this evolving market.

Additionally, the months of supply of homes has risen to 2.08, an increase of 14.7%, indicating a growth in available homes relative to the sales pace. Notably, while this trend suggests a more favorable environment for buyers, the Northern Virginia market still remains below levels indicative of an oversupply, which is a positive sign for home values.

August's performance reflects the ongoing transition that began in July, with more available homes, particularly in the condo and attached home sectors. The trends observed indicate that while buyers have expanded options, overall sales activity has reduced, and median prices remain resilient. The stability in days on market along with continued demand signifies a selective market that supports desired home values.

In nearby Loudoun County, market behavior mirrored that of Northern Virginia, showcasing a simultaneous drop in sales and an increase in available homes. With closed sales decreasing by 16.9% and median prices rising by 0.9%, sellers in Loudoun are experiencing similar trends that illustrate a competitive yet opportunistic environment.
