The Gibraltar Senior Living Project, developed by CIMC Modular Building, has garnered significant recognition at the 2026 Awards of Distinction presented by the Modular Building Institute (MBI) during the World of Modular event of the same year. This notable project clinched both the Judges' Choice Award, the highest scoring entry, and First Place in Permanent Modular Social Supportive Housing. This achievement marks the third consecutive year that CIMC has been honored with multiple accolades at the MBI Awards, showcasing its leadership in the realm of permanent modular construction for high-performance residential and social infrastructure globally.

Innovative Solution for Senior Living


Set against the picturesque backdrop of Gibraltar's waterfront, the award-winning facility stands 11 stories high and spans approximately 12,000 square meters (about 129,000 sq ft). It is notable for being Gibraltar's first permanent modular building designed specifically for elderly care. Built using 226 precision-engineered factory-finished modules, it efficiently accommodates 189 resident suites while also offering various communal amenities aimed at enhancing the comfort, accessibility, and overall quality of life for older adults.

In the context of increasing demands for social infrastructure across Europe, the project responds to governments and developers' seeks for more expedited, cost-effective, and low-carbon solutions for aging populations.

2. Durability Designed for Coastal Conditions: The structure uses corrosion-resistant modular steel alongside thermal-break systems to enhance energy efficiency. It adheres to both UK and EU regulations regarding structural resilience, fire safety, and acoustic performance, making it suitable for Gibraltar's coastal climate. Moreover, marine-grade fixtures contribute to its durability.

3. Industry-Leading Sustainability: The modular construction method employed minimizes onsite waste and noise, greatly benefiting the environment. Innovation through BIM technology allows for meticulous design coordination while bolted connections ensure the possibility of future disassembly and reuse, aligning with Europe's green building initiatives.

4. Economic Efficiency Through Speed: The modular construction method effectively addresses Gibraltar's limitations regarding land availability and labor costs, emphasizing faster project completion. The modules were delivered and assembled rapidly, taking only about 14 days to finish structural assembly. This has remarkable financial implications, reducing logistics costs and expediting project delivery.

5. Collaborative Expertise: Successful execution was achieved through collaboration involving CIMC MBS, Beijing Construction Engineering Group International, and local UK/Gibraltar design teams.
