Transforming Property Registration with Propre Base
In today's fast-paced world, efficiency is key, especially when it comes to obtaining important documentation like property registration. The launch of Propre Base's new service, the
Tohhon Request, promises to make this process significantly smarter and faster. Gone are the days of cumbersome steps that often include selecting properties, researching land and house numbers, and waiting days for requests to be processed. With Tohhon Request, all of this can be accomplished seamlessly and online.
The Background of Service Development
Propre has long provided a property registration information retrieval service, where staff manually compiled property lists and conducted detailed investigations into land and house numbers. This traditional method, while effective, often led to long wait times ranging from several days to a maximum of ten business days from request to delivery. Feedback from users indicated that there were challenges in terms of speed and cost, driving Propre to innovate.
To address these issues, Propre Base developed the Tohhon Request service, which allows users to streamline the entire process from narrowing down target properties to requesting property registration information, all in one online platform.
Key Features of Tohhon Request
1. Custom Property Condition Search
Users can tailor their property searches by freely combining various conditions, such as:
- - Type of Property (Condominium/Entire Building)
- - Age of Construction
- - Total Number of Floors
- - Structure
- - Total Number of Units
- - Average Rental Price
- - Occupancy Rate
- - Availability of Vacant Units
This feature enables users to automatically extract a comprehensive list of properties that meet their specific criteria.
2. Direct Online Requests
Once the desired properties are extracted, users can directly request the retrieval of property registration documentation online. Thanks to prior research on land and house numbers, this process is smooth and does not require staff intervention, allowing for quick and easy completion of requests. Delivery times for requests can range from as little as ten minutes to a few days, depending on the number of properties included in a single request.
3. Significant Cost Reduction
Historically, retrieving registration information was concomitant with manual labor, leading to high costs. The Tohhon Request service has managed to cut these costs significantly by systematizing the retrieval process. Users can benefit from free retrieval fees and digital processing costs. The charges applied are minimal:
- - All Matters: 331 yen per item (tax-exempt)
- - Owner Matters: 141 yen per item (tax-exempt)
Other than fees paid to the Civil Affairs Association for real estate registration information, no additional costs apply.
Service Conditions
Currently, this service targets properties located within Tokyo’s 23 wards and is provided exclusively to customers who are on the paid plan for Propre’s fundamental real estate database service, Tohhon Plus. There are plans to expand the service's availability and reach in the future.
Promotional Campaign
In a bid to reward early adopters, Propre Base is hosting a limited-time promotional campaign. The first ten companies that subscribe to Tohhon Plus will have the opportunity to prioritize their preferred areas for the service's geographic offerings.
