On June 13, 2025, Tokyo Delivery Service Co., Ltd., headquartered in Ichikawa, Chiba, and supported by Von Elf Co., Ltd. from Chiyoda, Tokyo, proudly announced the acquisition of LEED O+M (Operations & Maintenance) v4.1 Gold certification for the Narita Fashion Logistics Center II located in Tomisato City, Chiba Prefecture. This achievement marks a groundbreaking milestone as it is the first LEED O+M Gold certification for an existing logistics facility in Japan.

Understanding LEED® O+M


LEED (Leadership in Energy and Environmental Design) is a globally recognized green building certification program established by the US Green Building Council (USGBC). The O+M rating system evaluates the operations and maintenance of existing buildings, focusing on enhancing sustainability through improved management practices and minor renovations.

One of the unique advantages of LEED O+M v4.1 is its utilization of Arc, a web-based platform that simplifies the scoring of existing building performance. Arc supports data collection, management, and benchmarking regarding environmental performance across various facilities. As of July 2025, Arc has been employed in over 47,000 projects worldwide, with more than 3,500 of these in Japan alone.

Important Announcement: LEED O+M v4.1 Registration Deadline Approaching!


The registration for LEED versions 4 and 4.1 will conclude at the end of the first quarter of 2026 (March 2026). We strongly encourage project stakeholders contemplating LEED certification to register under the current LEED O+M v4.1 before transitioning to the forthcoming LEED O+M v5, which may entail additional compliance considerations.
