Location Advantages
The Iwate Shiwa Project is strategically located just 200 meters from the Shiwa Interchange on the Tohoku Expressway, ensuring excellent access to the highway network. It is also within a 30-minute drive from the center of Morioka City, enhancing its proximity to consumer areas. This advantageous positioning allows the facility to serve as a regional distribution hub, covering the entire northeastern area, including Aomori and Akita, which is essential for improving delivery efficiency and building a robust logistics network.
Furthermore, the site is situated in a low-risk zone for water and landslide disasters, providing a safe operational environment during emergencies and ensuring business continuity (BCP).
Planned Buildings
The Iwate Shiwa Project will feature a single-story standard warehouse (17,363.08 sqm) along with two dangerous goods warehouses (totaling 1,958.00 sqm). The plan outlines a multi-tenant logistics facility with a total area of 19,321.08 sqm (5,844.62 tsubo). The design integrates standard and dangerous goods warehouses for seamless operational handling of diverse stored items. Each building will have dedicated truck yards, allowing for individual use while enhancing operational versatility.
To accommodate drivers effectively, 16 large truck waiting spaces are planned, alongside a truck berth that can support simultaneous access for 36 large trucks, optimizing the inbound and outbound operations. Additionally, 118 parking spots for passenger vehicles will enhance commuting convenience for employees.
The basic specifications for the warehouse include a floor load capacity of 1.5 tons per sqm and a clear height of over 5.5 meters. The standard warehouse is designed for potential subdivision into four separate units, improving storage flexibility. By utilizing a single-story structure, the facility eliminates the need for vertical transportation equipment typically required in multi-story buildings, thus enhancing storage efficiency and minimizing operational delays.
