Construction Developments in Kumamoto City



Kumamoto City has taken a significant step forward with the announcement of the "Kumamoto Toyoshima Logistics Center". Scheduled to break ground in January 2026, this multi-tenant logistics facility is being developed by a collaboration of three prominent companies: Toda Corporation, Nishitetsu Holdings, and Tokyo Tatemono. The project aims at enhancing the logistics capabilities of the region, which is already a vital area for various industries, especially semiconductor manufacturing.

Location and Accessibility



The Kumamoto Toyoshima Logistics Center will be strategically located approximately 10 kilometers east of downtown Kumamoto City, making it easily accessible from key transportation routes. It lies about 5.5 kilometers from the Mashiki Kumamoto Airport Interchange and 8.8 kilometers from the Kumamoto Interchange, ensuring efficient logistics operations.

The site is situated in close proximity to major semiconductor factories in the surrounding towns of Kikuyo, Ozu, and Koshi, providing a critical advantage for logistics operations connected to high-tech industries.

The facility will be designed with efficient operations in mind, including 1st and 2nd floors with raised loading areas (1.0m) and a load capacity of 1.5 tons per square meter. It will feature a height of 5.5 meters across various sections for optimized storage and handling.

In terms of layout, the logistics center will allow for direct access of large vehicles to the second floor and will be equipped with six vertical conveyance systems and six freight elevators to facilitate efficient movement of goods between floors. The design includes twin-layer BOX-type facilities, allowing for division into six separate rental units, thereby enhancing revenue potential through multi-tenant leasing.

Enhancing Efficiency and Comfort



To promote operational efficiency, the logistics center will have loading docks equipped with receiving areas equipped to streamline unloading processes. All administrative offices will be consolidated on the 3rd and 4th floors to enhance productivity on the lower levels.

The plans also emphasize the comfort of employees, with driver restrooms available on the 1st and 2nd floors and a dedicated employee lounge on the 4th floor.

Sustainability is a key element of the project, with solar panels installed on the roof for self-consumption. The building is set to achieve a CASBEE certification (A rank for new construction) and is on track for ZEB Ready certification, which reflects a commitment to energy-efficient operations.
