In a new analysis by AtHome Co., Japan's leading real estate information service, the rental prices for residential apartments across major cities have shown notable increases as of April 2025. The data, analyzed by AtHome Lab Co., reveals significant growth in various areas, with five key regions outperforming last year's rates.
Overall Situation
The average rental prices for apartments have experienced a marked uptick in five regions: Tokyo Metropolis, Kanagawa, Saitama, Chiba, and Sapporo. This upward trend is not just limited to one type of property; for instance, rental listings suitable for couples have increased in eleven areas, excluding Kobe and Hiroshima. Notably, the six areas comprising Tokyo's 23 wards, Kanagawa, Saitama, Chiba, Sendai, and Osaka City, have reached their highest rental prices since January 2015, with Tokyo's 23 wards achieving a record-breaking high for the 29th consecutive month.
Meanwhile, rentals in the apartment category designed for couples have also increased in eleven regions, with four cities—Tokyo's 23 wards, Saitama, Nagoya, and Osaka—setting new records since January 2015. For family-oriented spaces, again excluding Sendai City, twelve areas have shown improvements compared to the same month last year, with Kyoto and Kobe enjoying the highest rates since early 2015.
